What the crew checks in North York
North York uses the City of Toronto permit, inspection and zoning system; there is no separate North York building department. The former North York guide is a zoning summary rather than a complete address-specific ruling. Toronto street-occupation rules apply when materials or equipment occupy a North York road, sidewalk, boulevard or public lane.
Former-zone side-yard standards do not establish the clear route on an existing lot, so the post-and-beam frame uses the walked side-yard route. Former North York zones list materially different frontage, side-yard and building-length controls.

A post beneath a point load differs from a decorative post that carries no structural load, which means your following trades inherit that system's spacing, openings and limits.
Problems worth preventing before they disappear behind finishes
Failure: placing a post without a verified support below. Prevention: trace every reaction to a footing or designed transfer member, which means you do not inherit that condition after it is concealed. Failure: reducing beam bearing to fit adjacent work. Prevention: preserve the approved bearing length and support condition, which means you can correct the load path or assembly while the work remains accessible.
Failure: staggering built-up beam joints without following the permitted locations. Prevention: use the approved joint layout, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a concealed built-up beam, exposed timber frame and engineered glulam frame because you need the designer's answer before an improvised fix becomes permanent.
Plans, sequencing, and site decisions
Member and fastening decisions that affect the result
Part 9 beams require even and level bearing, with at least 89 mm end bearing unless the applicable span-table note states otherwise. That means your installed member must match the grade or product shown in the design. Individual members in a nailed built-up wood beam must be at least 38 mm thick and installed on edge. That means you can verify the material condition before it is enclosed.
A butt joint in a built-up beam generally occurs over a support, subject to the continuous-beam quarter-point provisions. That means your bearing and connection detail must preserve that capacity. The prescriptive double-row nailing option for 38 mm built-up beam members uses nails at least 89 mm long at no more than 450 mm spacing in each row. That means you can trace the fastening requirement to the actual assembly.
The hold point and the trades waiting after it
The permit holder is responsible for notifying the municipal building department at required inspection stages, which means your sequence must reach that visible hold point before finishes. Footing, anchor, post, beam and connector work should remain visible until the applicable inspection is complete, which means you can plan the following trade around the stated response.
Floor and roof trades inherit beam elevation, crown orientation where specified, connector installation and opening locations. That means your mechanical and electrical work may have to be complete before the framing review. Exterior-envelope trades inherit penetrations, flashings and continuity around exposed structural members, which means you avoid reopening work the municipality needed to see.
What to send for a useful quote
Structural plans, member and reaction schedules, connection details and revisions, which means you give the estimator the current design basis. Footing, foundation, anchor and bearing elevations, which means your takeoff can include the scheduled members and openings. What must be ready for the local inspection?
