North York uses the City of Toronto permit, inspection and zoning system; there is no separate North York building department. The former North York guide is a zoning summary rather than a complete address-specific ruling. Toronto street-occupation rules apply when materials or equipment occupy a North York road, sidewalk, boulevard or public lane.
Former-zone side-yard standards do not establish the clear route on an existing lot, so the duplex frame uses the walked side-yard route. The zoning minimum cannot show fences, additions, steps, wires or other conditions along the actual material route. Toronto's multiplex rules apply in North York, but the former-zone controls and site-specific zoning still apply to the address.
At the address, we verify unit layout, bearing lines, openings and separation details. We also confirm how lumber, engineered members and site access will reach and move through the work area. The quote separates structural changes, unit layout, separations, openings, services and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A side-by-side duplex concentrates the dwelling-unit boundary in a vertical wall; a stacked duplex also relies on a horizontal floor-ceiling separation. That means your engineer may need to settle the load path before material is ordered.
Adding a secondary unit to an existing house is not automatically the same design exercise as a purpose-built duplex. Existing-building and secondary-suite provisions can apply, which means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys, including a basement, generally requires a 1 h separation from the rest of a Part 9 residential building, subject to the stated exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
The secondary-suite alternative in OBC 9.10.9.16(4) uses continuous smoke-tight Type X gypsum protection and cannot be applied to an unrelated assembly by analogy. That means your following trades inherit that system's spacing, openings and limits.
Failure: treating municipal permission for two units as approval of the construction details. Prevention: obtain the permit and frame the approved Code design, which means you do not inherit that condition after it is concealed. Failure: locating the unit boundary from a marketing plan. Prevention: coordinate the architectural, structural and fire-separation drawings, which means you can correct the load path or assembly while the work remains accessible.
Failure: placing a stacked bearing wall over an unsupported joist field. Prevention: align or design the support path below, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a side-by-side duplex concentrates the dwelling-unit boundary in a vertical because you need the designer's answer before an improvised fix becomes permanent.
Loadbearing studs use Stud, Standard or No. 2 grade lumber under the Part 9 table, while non-loadbearing studs can use the listed lower grades. That means your installed member must match the grade or product shown in the design. Framing lumber is installed at no more than 19 percent moisture content, which means you can verify the material condition before it is enclosed.
Floor-joist end bearing is at least 38 mm unless the permitted ribbon-board support is used, which means your bearing and connection detail must preserve that capacity. Beam ends require at least 89 mm of even, level bearing unless the applicable span-table note says otherwise. That means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and the heating and air-conditioning ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. The Code prescribes a two-day inspection response after notice, excluding weekends, holidays and closed-office days, which means you can plan the following trade around the stated response.
The local building department identifies and performs the required inspections; the permit holder must request them. That means your mechanical and electrical work may have to be complete before the framing review. Drywall and firestopping trades inherit the unit-boundary framing, supported edges and coordinated penetrations, which means you avoid reopening work the municipality needed to see.
Address, approved unit count, zoning confirmation, permit status and new-build or conversion scope, which means you give the estimator the current design basis. Coordinated architectural, structural, fire-separation and mechanical drawings, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

The issued permit package and the work for that inspection stage must be ready. Use the Toronto-approved drawing set and the inspections listed on the issued permit.
Only when the applicable municipal approval allows it. Do not treat the former-zone side yard as usable access. Measure the route that exists at the property.
