Caledon Building Inspectors conduct the Town inspections; Peel Region is not the building-permit authority. A right-of-way occupancy permit applies to work on a Town road, sidewalk or boulevard. Heritage, conservation, Niagara Escarpment, Oak Ridges Moraine or Ministry of Transportation approvals can apply by address.
Caledon requires the framing inspection to pass before insulation and vapour-barrier inspection is requested, so the post-and-beam frame clears framing inspection first. New-home final conditions include completed exterior work and grading.
At the address, we verify post locations, beam elevations, bearing and connections. We also confirm the current municipal approval status and the route for heavy members, connectors and lifting access. That route is checked without assuming municipal road space is available.
The quote separates member size and weight, spans, connections, finish, lifting and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
A concealed built-up beam, exposed timber frame and engineered glulam frame have different appearance, moisture, connection and fire-design requirements. That means your engineer may need to settle the load path before material is ordered.
A beam supporting floor joists can receive them on top or at its side. But side framing needs the prescribed or designed support, which means your quote carries the matching member layout, connector schedule and site handling.
Exterior posts and beams require durability, drainage and exposure details not inferred from interior framing provisions. That means you get the route supported by the drawings instead of a choice made from habit.
A post beneath a point load differs from a decorative post that carries no structural load, which means your following trades inherit that system's spacing, openings and limits.
A post placed on a finished floor can appear perfectly aligned while the reaction lands between the supports beneath it. The beam is correct, the post is correct and the floor below is still overloaded. We trace every post to a footing or designed transfer before its location is fixed.
Part 9 beams require even and level bearing, with at least 89 mm end bearing unless the applicable span-table note states otherwise. That means your installed member must match the grade or product shown in the design. Individual members in a nailed built-up wood beam must be at least 38 mm thick and installed on edge. That means you can verify the material condition before it is enclosed.
A butt joint in a built-up beam generally occurs over a support, subject to the continuous-beam quarter-point provisions. That means your bearing and connection detail must preserve that capacity. The prescriptive double-row nailing option for 38 mm built-up beam members uses nails at least 89 mm long at no more than 450 mm spacing in each row. That means you can trace the fastening requirement to the actual assembly.
The permit holder is responsible for notifying the municipal building department at required inspection stages, which means your sequence must reach that visible hold point before finishes. Footing, anchor, post, beam and connector work should remain visible until the applicable inspection is complete, which means you can plan the following trade around the stated response.
Floor and roof trades inherit beam elevation, crown orientation where specified, connector installation and opening locations. That means your mechanical and electrical work may have to be complete before the framing review. Exterior-envelope trades inherit penetrations, flashings and continuity around exposed structural members, which means you avoid reopening work the municipality needed to see.
Structural plans, member and reaction schedules, connection details and revisions, which means you give the estimator the current design basis. Footing, foundation, anchor and bearing elevations, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

The issued permit package and the work assigned to that inspection stage must be ready. Pass the framing inspection before requesting insulation and vapour-barrier inspection.
Unresolved access approval or an incomplete material route can delay mobilisation. A Town right-of-way occupancy permit is required for qualifying work on a road, sidewalk or boulevard. The quote also needs member size and weight, spans, connections, finish, lifting and access.
