A roofed vehicle enclosure with more than 60 percent of its perimeter enclosed by walls, doors or windows is treated as a garage rather than a carport. That means your engineer may need to settle the load path before material is ordered.
An attached or built-in garage requires an effective air barrier against gas and exhaust fumes between the garage and the rest of the building. That means your quote carries the matching member layout, connector schedule and site handling.
A detached garage attached to a neighbouring garage requires a party-wall separation with at least a 45 min fire-resistance rating. That means you get the route supported by the drawings instead of a choice made from habit.
A garage serving only its attached dwelling unit does not require the 1 h storage-garage separation in 9.10.9.18(2). But it still requires the air-barrier and door provisions, which means your following trades inherit that system's spacing, openings and limits.
Section 9.35 applies to garages and carports serving no more than one dwelling unit, while larger storage or repair garages follow different occupancy and separation rules. So the garage boundary is fixed before award. Municipal zoning and permit review can govern garage location and form in addition to the OBC structural requirements. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Garage footprint and wall height change material and labour quantities, so measured garage quantities control the takeoff. Attached, detached, carport or repair-garage classification changes structural and separation scope, which means you can compare the selected member schedule rather than a generic allowance. Garage-door opening width and supported load change lintel and side support, so garage coordination is visible before approval.
A wide garage-door opening can carry roof and wall load through a lintel that looks no different once finishes cover it. Undersize that member or its end support and the first visible symptom may be a door that no longer runs square. We verify the opening span, supported load and bearing before the header is installed.
A detached non-masonry garage under 55 m2 and no more than one storey may use wood mud sills or a concrete slab at least 100 mm thick under the stated conditions. That means your installed member must match the grade or product shown in the design. Attached unheated garage foundations generally must extend below frost level, subject to Section 9.12, which means you can verify the material condition before it is enclosed.
In moving clay soil, a garage connected to a dwelling directly or by breezeway requires approximately the same foundation depth as the main building. That means your bearing and connection detail must preserve that capacity. Garage and carport walls and columns must be anchored to resist wind uplift, which means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and HVAC rough-ins are substantially complete, which means your sequence must reach that visible hold point before finishes. Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures, which means you can plan the following trade around the stated response.
Attached-garage air-barrier joints must be sealed and structurally supported where membrane materials provide airtightness. That means your mechanical and electrical work may have to be complete before the framing review. Garage-door installers inherit the framed opening and bearing support, while roofing inherits roof geometry and sheathing, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle a roofed vehicle enclosure with more than 60 percent of before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
