North York uses the City of Toronto permit, inspection and zoning system; there is no separate North York building department. The former North York guide is a zoning summary rather than a complete address-specific ruling. Toronto street-occupation rules apply when materials or equipment occupy a North York road, sidewalk, boulevard or public lane.
Former-zone side-yard standards do not establish the clear route on an existing lot, so the fourplex frame uses the walked side-yard route. The zoning minimum cannot show fences, additions, steps, wires or other conditions along the actual material route. Toronto's multiplex rules apply in North York, but the former-zone controls and site-specific zoning still apply to the address.
At the address, we verify unit layouts, bearing lines, openings and separation details. We also confirm how lumber, engineered members and site access will reach and move through the work area. The quote separates structural changes, unit layout, separations, openings, services and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Four units can be arranged one per level, two over two, side by side or in another approved configuration; the unit count does not prove the form. That means your engineer may need to settle the load path before material is ordered.
Residential suites generally require at least a 45 min separation from adjacent rooms and suites under Part 9, subject to the listed exceptions. That means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys, including a basement, generally requires a 1 h separation from the remainder of the Part 9 building, subject to the stated exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
Public corridors generally require at least a 45 min fire separation from the rest of a Part 9 building, subject to exceptions. That means your following trades inherit that system's spacing, openings and limits.
Failure: assuming Toronto's four-unit permission approves every address and layout. Prevention: confirm zoning and permit documents for the property, which means you do not inherit that condition after it is concealed. Failure: laying out unit walls independently of bearing and service plans. Prevention: coordinate all three before floor framing is closed, which means you can correct the load path or assembly while the work remains accessible.
Failure: leaving suite-separation intersections unresolved. Prevention: follow the approved wall-to-floor and wall-to-roof details, which means your approved repair is documented before the next trade arrives. We stop a conflict involving four units because you need the designer's answer before an improvised fix becomes permanent.
Loadbearing-stud grade and framing-lumber moisture requirements remain applicable to a Part 9 fourplex, which means your installed member must match the grade or product shown in the design. Stud size and spacing change with wall height and supported floor and roof loads, which means you can verify the material condition before it is enclosed.
Joists require at least 38 mm end bearing unless supported by the permitted ribbon-board condition, which means your bearing and connection detail must preserve that capacity. Beam ends generally require 89 mm of even, level bearing, which means you can trace the fastening requirement to the actual assembly.
Part 9 notice is required when structural framing and heating and air-conditioning ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. The permit holder requests inspection from the municipality, which means you can plan the following trade around the stated response.
The prescribed response after notice is two days, excluding weekends, holidays and closed-office days. That means your mechanical and electrical work may have to be complete before the framing review. Board, firestopping and mechanical trades inherit four sets of unit-boundary and service-opening conditions, which means you avoid reopening work the municipality needed to see.
Address, zoning confirmation, permit status and approved four-unit layout, which means you give the estimator the current design basis. Unit-boundary, corridor, stair, exit and fire-separation plans, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

The issued permit package and the work for that inspection stage must be ready. Use the Toronto-approved drawing set and the inspections listed on the issued permit.
Only when the applicable municipal approval allows it. Do not treat the former-zone side yard as usable access. Measure the route that exists at the property.
