A concealed built-up beam, exposed timber frame and engineered glulam frame have different appearance, moisture, connection and fire-design requirements. That means your engineer may need to settle the load path before material is ordered.
A beam supporting floor joists can receive them on top or at its side. But side framing needs the prescribed or designed support, which means your quote carries the matching member layout, connector schedule and site handling.
Exterior posts and beams require durability, drainage and exposure details not inferred from interior framing provisions. That means you get the route supported by the drawings instead of a choice made from habit.
A post beneath a point load differs from a decorative post that carries no structural load, which means your following trades inherit that system's spacing, openings and limits.
The scope can use sawn lumber, built-up lumber, glulam, parallel strand lumber or other engineered wood products where the approved design specifies them. So the post-beam boundary is fixed before award. Prescriptive Part 9 column and beam provisions apply only within their stated building, load and span limits; other applications require Part 4 design. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Member species, grade, engineered product, section size, length and exposure condition drive procurement, so measured post-beam quantities control the takeoff. Concentrated reactions, long spans and limited bearing can move a detail outside prescriptive Part 9. That means you can compare the selected member schedule rather than a generic allowance. Exposed connections, concealed hardware and architectural finish standards change fabrication and handling, so post-beam coordination is visible before approval.
A post placed on a finished floor can appear perfectly aligned while the reaction lands between the supports beneath it. The beam is correct, the post is correct and the floor below is still overloaded. We trace every post to a footing or designed transfer before its location is fixed.
Part 9 beams require even and level bearing, with at least 89 mm end bearing unless the applicable span-table note states otherwise. That means your installed member must match the grade or product shown in the design. Individual members in a nailed built-up wood beam must be at least 38 mm thick and installed on edge. That means you can verify the material condition before it is enclosed.
A butt joint in a built-up beam generally occurs over a support, subject to the continuous-beam quarter-point provisions. That means your bearing and connection detail must preserve that capacity. The prescriptive double-row nailing option for 38 mm built-up beam members uses nails at least 89 mm long at no more than 450 mm spacing in each row. That means you can trace the fastening requirement to the actual assembly.
The permit holder is responsible for notifying the municipal building department at required inspection stages, which means your sequence must reach that visible hold point before finishes. Footing, anchor, post, beam and connector work should remain visible until the applicable inspection is complete, which means you can plan the following trade around the stated response.
Floor and roof trades inherit beam elevation, crown orientation where specified, connector installation and opening locations. That means your mechanical and electrical work may have to be complete before the framing review. Exterior-envelope trades inherit penetrations, flashings and continuity around exposed structural members, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle a concealed built-up beam, exposed timber frame and engineered glulam frame before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Structural plans, member and reaction schedules, connection details and revisions, which means you give the estimator the current design basis. Footing, foundation, anchor and bearing elevations, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
