A side-by-side duplex concentrates the dwelling-unit boundary in a vertical wall; a stacked duplex also relies on a horizontal floor-ceiling separation. That means your engineer may need to settle the load path before material is ordered.
Adding a secondary unit to an existing house is not automatically the same design exercise as a purpose-built duplex. Existing-building and secondary-suite provisions can apply, which means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys, including a basement, generally requires a 1 h separation from the rest of a Part 9 residential building, subject to the stated exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
The secondary-suite alternative in OBC 9.10.9.16(4) uses continuous smoke-tight Type X gypsum protection and cannot be applied to an unrelated assembly by analogy. That means your following trades inherit that system's spacing, openings and limits.
The frame must carry the building loads while preserving the dwelling-unit fire separations, openings and service routes shown in the permit design. So the duplex boundary is fixed before award. Municipal zoning permission and Building Code compliance are separate. Toronto's multiplex policy and Mississauga's additional-unit rules demonstrate that local permission is not uniform across Ontario. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Side-by-side versus stacked arrangement changes whether the principal unit separation is vertical, horizontal or both, so measured duplex quantities control the takeoff. A conversion adds selective demolition, measurement and existing-condition resolution not present in a new frame. That means you can compare the selected member schedule rather than a generic allowance. Bearing lines, beam reactions, opening widths and engineered members change member and connection scope, so duplex coordination is visible before approval.
A side-by-side unit wall laid out from the marketing plan can miss the structural and fire-separation line by one stud space. That small move changes bearing, penetrations and the inspected assembly through the full building height. We establish the boundary from the approved architectural, structural and separation drawings together.
Loadbearing studs use Stud, Standard or No. 2 grade lumber under the Part 9 table, while non-loadbearing studs can use the listed lower grades. That means your installed member must match the grade or product shown in the design. Framing lumber is installed at no more than 19 percent moisture content, which means you can verify the material condition before it is enclosed.
Floor-joist end bearing is at least 38 mm unless the permitted ribbon-board support is used, which means your bearing and connection detail must preserve that capacity. Beam ends require at least 89 mm of even, level bearing unless the applicable span-table note says otherwise. That means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and the heating and air-conditioning ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. The Code prescribes a two-day inspection response after notice, excluding weekends, holidays and closed-office days, which means you can plan the following trade around the stated response.
The local building department identifies and performs the required inspections; the permit holder must request them. That means your mechanical and electrical work may have to be complete before the framing review. Drywall and firestopping trades inherit the unit-boundary framing, supported edges and coordinated penetrations, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle a side-by-side duplex concentrates the dwelling-unit boundary in a vertical before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
