Cambridge reviews, issues and inspects its own building permits. Permit plans are checked against the Ontario Building Code, Cambridge zoning and other applicable law. Alteration and addition drawings must distinguish existing construction from proposed work.
Cambridge inspectors compare construction with the approved plans, so the duplex frame follows the issued drawing set. Existing and new work must be clearly separated on the submitted drawings. Additional residential units require a building permit and City approval before occupancy.
At the address, we verify unit layout, bearing lines, openings and separation details. We also confirm the current municipal approval status and the route for lumber, engineered members and site access. That route is checked without assuming municipal road space is available.
The quote separates structural changes, unit layout, separations, openings, services and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
A side-by-side duplex concentrates the dwelling-unit boundary in a vertical wall; a stacked duplex also relies on a horizontal floor-ceiling separation. That means your engineer may need to settle the load path before material is ordered.
Adding a secondary unit to an existing house is not automatically the same design exercise as a purpose-built duplex. Existing-building and secondary-suite provisions can apply, which means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys, including a basement, generally requires a 1 h separation from the rest of a Part 9 residential building, subject to the stated exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
The secondary-suite alternative in OBC 9.10.9.16(4) uses continuous smoke-tight Type X gypsum protection and cannot be applied to an unrelated assembly by analogy. That means your following trades inherit that system's spacing, openings and limits.
A side-by-side unit wall laid out from the marketing plan can miss the structural and fire-separation line by one stud space. That small move changes bearing, penetrations and the inspected assembly through the full building height. We establish the boundary from the approved architectural, structural and separation drawings together.
Loadbearing studs use Stud, Standard or No. 2 grade lumber under the Part 9 table, while non-loadbearing studs can use the listed lower grades. That means your installed member must match the grade or product shown in the design. Framing lumber is installed at no more than 19 percent moisture content, which means you can verify the material condition before it is enclosed.
Floor-joist end bearing is at least 38 mm unless the permitted ribbon-board support is used, which means your bearing and connection detail must preserve that capacity. Beam ends require at least 89 mm of even, level bearing unless the applicable span-table note says otherwise. That means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and the heating and air-conditioning ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. The Code prescribes a two-day inspection response after notice, excluding weekends, holidays and closed-office days, which means you can plan the following trade around the stated response.
The local building department identifies and performs the required inspections; the permit holder must request them. That means your mechanical and electrical work may have to be complete before the framing review. Drywall and firestopping trades inherit the unit-boundary framing, supported edges and coordinated penetrations, which means you avoid reopening work the municipality needed to see.
Address, approved unit count, zoning confirmation, permit status and new-build or conversion scope, which means you give the estimator the current design basis. Coordinated architectural, structural, fire-separation and mechanical drawings, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

It depends on whether the proposed scope is permit work. A Cambridge permit is the formal approval to begin construction, demolition, an addition or renovation.
The issued permit package and the work assigned to that inspection stage must be ready. Cambridge inspectors assess the work against the approved plans after permit issuance.
Unresolved access approval or an incomplete material route can delay mobilisation. Use the property-specific application instructions rather than assuming one Cambridge checklist fits every address. The quote also needs structural changes, unit layout, separations, openings, services and access.
