Toronto Building administers permits and inspections for the address. Permit-approved drawings must be available on site for inspection. A street-occupation permit applies when materials, equipment, a crane or a disposal container occupies a road, sidewalk, boulevard or public lane.
Toronto warns that covered work may have to be uncovered, so the triplex frame stays open through booked inspection. Work on a designated heritage property or in a heritage conservation district can require heritage review before the building permit is ready. Citywide multiplex permission does not replace the building permit or the address-specific zoning review.
At the address, we verify unit layouts, bearing lines, openings and separation details. We also confirm how lumber, engineered members and site access will reach and move through the work area. The quote separates structural changes, unit layout, separations, openings, services and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A one-unit-per-storey layout concentrates suite separation in two floor-ceiling planes, while a side-by-side arrangement relies more heavily on vertical separations. That means your engineer may need to settle the load path before material is ordered.
A unit occupying two or more storeys, including a basement, generally requires a 1 h separation from the rest of a Part 9 residential building, subject to the listed exceptions. That means your quote carries the matching member layout, connector schedule and site handling.
Other residential suites generally require at least a 45 min fire separation from adjacent rooms and suites under the Part 9 provision. That means you get the route supported by the drawings instead of a choice made from habit.
Public corridors generally require at least a 45 min fire separation from the rest of a Part 9 building, subject to the stated exceptions. That means your following trades inherit that system's spacing, openings and limits.
Failure: assuming three units means one unit per floor. Prevention: quote the approved layout and name the actual unit boundaries, which means you do not inherit that condition after it is concealed. Failure: ending a vertical separation at an open concealed ceiling space. Prevention: continue or cap the separation as required by the approved assembly, which means you can correct the load path or assembly while the work remains accessible.
Failure: placing an upper bearing wall over unsupported joists. Prevention: align support or obtain designed transfer framing, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a one-unit-per-storey layout concentrates suite separation in two floor-ceiling planes, because you need the designer's answer before an improvised fix becomes permanent.
Part 9 loadbearing studs use the grades listed for that purpose. Framing lumber is installed at no more than 19 percent moisture content. The prescribed response after notice is two days, excluding weekends, holidays and closed-office days. That means your mechanical and electrical work may have to be complete before the framing review. Drywall and firestopping trades inherit vertical and horizontal suite-boundary framing, which means you avoid reopening work the municipality needed to see.
Address, zoning result, permit status and approved three-unit plans, which means you give the estimator the current design basis. Unit arrangement, common corridors, stairs, entrances and suite-boundary assemblies, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

It depends on whether the scope is permit work. Toronto requires a building permit for a new building, an addition and structural alterations.
The issued permit package and the work for that inspection stage must be ready. Keep the permit-approved drawing set on site and keep permit work visible for its required inspection.
Only when the applicable municipal approval allows it. A street-occupation permit is required when the delivery, crane, bin or material storage occupies the public right of way, including a public lane.
