Toronto Building administers permits and inspections for the address. Permit-approved drawings must be available on site for inspection. A street-occupation permit applies when materials, equipment, a crane or a disposal container occupies a road, sidewalk, boulevard or public lane.
Toronto warns that covered work may have to be uncovered, so the back-framing package stays open through booked inspection. Work on a designated heritage property or in a heritage conservation district can require heritage review before the building permit is ready.
At the address, we verify finish planes, service clearances, backing and access panels. We also confirm how studs, backing and access in congested interiors will reach and move through the work area. The quote separates wall and ceiling area, backing, service conflicts, details, phasing and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Board-edge support, fixture backing, millwork backing, handrail backing, ceiling furring and service framing serve different loads and finish tolerances. That means your engineer may need to settle the load path before material is ordered.
Structural blocking transfers load or restrains members and cannot be selected from a non-structural backing schedule. That means your quote carries the matching member layout, connector schedule and site handling.
Fire blocks divide concealed spaces and must use permitted materials and maintain effectiveness around penetrations. That means you get the route supported by the drawings instead of a choice made from habit.
Wood backing is permitted in some noncombustible building assemblies for handrails, fixtures, shelves, cabinets and counters, subject to the applicable Code conditions. That means your following trades inherit that system's spacing, openings and limits.
Failure: using the word backing without identifying the supported item and load. Prevention: tie every backing line to a schedule or detail, which means you do not inherit that condition after it is concealed. Failure: substituting ordinary blocking for structural support. Prevention: use structural drawings where loads transfer, which means you can correct the load path or assembly while the work remains accessible.
Failure: creating uninterrupted combustible concealed spaces with furring. Prevention: apply required fire blocks, which means your approved repair is documented before the next trade arrives. We stop a conflict involving board-edge because you need the designer's answer before an improvised fix becomes permanent.
Corners and intersections must support vertical edges of interior finishes, sheathing and cladding. Exterior wood-frame corners require at least the equivalent of two studs. That means your installed member must match the grade or product shown in the design. Where blocking or furring supports finish edges at wall intersections, support spacing cannot exceed the Section 9.29 limit. That means you can verify the material condition before it is enclosed.
Wood furring sizes and spacing are controlled by Table 9.29.3.1, which means your bearing and connection detail must preserve that capacity. Wood furring is fastened to framing or wood blocks with nails at least 51 mm long under the prescriptive provision. That means you can trace the fastening requirement to the actual assembly.
Toronto requires scaled and dimensioned drawings for permitted non-residential interior alterations, which means your sequence must reach that visible hold point before finishes. Markham states that framing inspection checklists do not replace full Code and permit-document compliance, which means you can plan the following trade around the stated response.
Board installers inherit support at corners, intersections and panel edges, which means your mechanical and electrical work may have to be complete before the framing review. Millwork, handrail and equipment installers inherit concealed backing location and capacity, which means you avoid reopening work the municipality needed to see.
Wall types, ceiling plans, finish details and rated-assembly schedules, which means you give the estimator the current design basis. Millwork, handrail, equipment and accessory shop drawings, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.
Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It depends on whether the scope is permit work. Toronto requires a building permit for a new building, an addition and structural alterations.
The issued permit package and the work for that inspection stage must be ready. Keep the permit-approved drawing set on site and keep permit work visible for its required inspection.
Only when the applicable municipal approval allows it. A street-occupation permit is required when the delivery, crane, bin or material storage occupies the public right of way, including a public lane.
Send the address, current architectural and structural drawings, permit status and clear site photos. For this scope, the quote also needs wall and ceiling area, backing, service conflicts, details, phasing and access plus the proposed route for studs, backing and access in congested interiors.
Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
