Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the stacked-townhouse frame stays open until its stage clears. Pre-Building Approval can still be required where the unit work changes the building, grading, drainage or trees.
At the address, we verify unit control lines, stacked loads, openings and separation details. We also confirm how repeated framing packages, trusses and lifting access will reach and move through the work area. The quote separates unit count, repetition, stacked loads, separations, openings, roof form and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A back-to-back stacked form, a conventional front-to-back row and another approved unit matrix create different bearing and service arrangements. That means your engineer may need to settle the load path before material is ordered.
Residential suites under Part 9 generally require at least a 45 min separation from adjacent rooms and suites, subject to exceptions. That means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys generally requires a 1 h separation from the remainder of a Part 9 building, subject to the listed exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
A wall on a property line is normally a firewall unless the residential exceptions in OBC 9.10.11.2 apply. That means your following trades inherit that system's spacing, openings and limits.
Failure: treating each stacked unit as an isolated house. Prevention: coordinate vertical load paths and horizontal separations across the building, which means you do not inherit that condition after it is concealed. Failure: offsetting an upper bearing wall without designed transfer support. Prevention: follow the structural transfer detail, which means you can correct the load path or assembly while the work remains accessible.
Failure: allowing services to fragment repeated rated floor edges. Prevention: coordinate risers and firestopping before framing closure, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a back-to-back stacked form, a conventional front-to-back row and another because you need the designer's answer before an improvised fix becomes permanent.
Prescriptive Part 9 stud sizes and spacing depend on unsupported height and supported floor and roof loads. That means your installed member must match the grade or product shown in the design. Floor joists require at least 38 mm of end bearing unless the permitted ribbon-board condition is used. That means you can verify the material condition before it is enclosed.
Beam ends generally require at least 89 mm of even, level bearing, which means your bearing and connection detail must preserve that capacity. Bearing walls parallel to floor joists require support from joists, beams or blocking arranged below, which means you can trace the fastening requirement to the actual assembly.
Part 9 and non-Part 9 buildings have distinct prescribed structural-framing notice descriptions under Division C, which means your sequence must reach that visible hold point before finishes. The permit holder requests municipal inspection, which means you can plan the following trade around the stated response.
Professional field review may be required by the approved design and project classification. That means your mechanical and electrical work may have to be complete before the framing review. Board and firestopping trades inherit every vertical and horizontal unit-boundary edge, which means you avoid reopening work the municipality needed to see.
Unit matrix, building grid, Code analysis and permit status, which means you give the estimator the current design basis. Architectural, structural, fire-separation, stair, balcony and life-safety plans, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
