A back-to-back stacked form, a conventional front-to-back row and another approved unit matrix create different bearing and service arrangements. That means your engineer may need to settle the load path before material is ordered.
Residential suites under Part 9 generally require at least a 45 min separation from adjacent rooms and suites, subject to exceptions. That means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys generally requires a 1 h separation from the remainder of a Part 9 building, subject to the listed exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
A wall on a property line is normally a firewall unless the residential exceptions in OBC 9.10.11.2 apply. That means your following trades inherit that system's spacing, openings and limits.
The word townhouse does not establish whether the project follows Part 9 or Part 3. Building area, building height, occupancy and the approved fire-safety design control that decision, so the stacked-townhouse boundary is fixed before award. Structural framing, exits, entrances, balconies, stairs, shafts and fire separations must be coordinated as one issued design rather than as repeated house plans. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Unit count, unit matrix and repetition determine the quantity of walls, floors, stairs and openings, so measured stacked-townhouse quantities control the takeoff. Transfer beams and bearing offsets add engineered members, posts and connections, which means you can compare the selected member schedule rather than a generic allowance. Fire-separation intersections, shafts and service penetrations add coordination and assembly work, so stacked-townhouse coordination is visible before approval.
An upper bearing wall shifted to suit one unit can land between the joists of the unit below. The finished plans may read cleanly while the actual load stops at a floor cavity. We build the designed transfer or realign the wall before the repeated stack advances.
Prescriptive Part 9 stud sizes and spacing depend on unsupported height and supported floor and roof loads. That means your installed member must match the grade or product shown in the design. Floor joists require at least 38 mm of end bearing unless the permitted ribbon-board condition is used. That means you can verify the material condition before it is enclosed.
Beam ends generally require at least 89 mm of even, level bearing, which means your bearing and connection detail must preserve that capacity. Bearing walls parallel to floor joists require support from joists, beams or blocking arranged below, which means you can trace the fastening requirement to the actual assembly.
Part 9 and non-Part 9 buildings have distinct prescribed structural-framing notice descriptions under Division C, which means your sequence must reach that visible hold point before finishes. The permit holder requests municipal inspection, which means you can plan the following trade around the stated response.
Professional field review may be required by the approved design and project classification. That means your mechanical and electrical work may have to be complete before the framing review. Board and firestopping trades inherit every vertical and horizontal unit-boundary edge, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle a back-to-back stacked form, a conventional front-to-back row and another before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Unit matrix, building grid, Code analysis and permit status, which means you give the estimator the current design basis. Architectural, structural, fire-separation, stair, balcony and life-safety plans, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
