Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the renovation frame stays open until its stage clears. Alterations to a designated property can require a heritage permit before the building work proceeds.
At the address, we verify existing bearing, openings, elevations and concealed conditions. We also confirm how lumber, engineered members and occupied-site access will reach and move through the work area. The quote separates demolition limits, openings, temporary support, hidden conditions, revisions and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Basic renovation can retain or reuse similar components where the work does not adversely affect warning systems, fire separations, structural adequacy or health conditions. That means your engineer may need to settle the load path before material is ordered.
Extensive renovation occurs where existing walls, ceilings, floors or roofs are substantially removed and replaced, triggering structural and fire-resistance compliance with the other Parts. That means your quote carries the matching member layout, connector schedule and site handling.
A material alteration or repair must leave the building system's performance at least equal to its performance before the work. That means you get the route supported by the drawings instead of a choice made from habit.
A change of use or increased loading can reduce the building's performance level and require compensating construction. That means your following trades inherit that system's spacing, openings and limits.
Cutting before concealed supports are verified can remove a bearing member; expose and compare conditions with the structural design. That means you do not inherit that condition after it is concealed. Replacing only visible damage without restoring the load path can leave the structural system below its prior performance. That means you can correct the load path or assembly while the work remains accessible.
A change of use can increase loads beyond existing capacity; complete the Part 11 performance evaluation, which means your approved repair is documented before the next trade arrives. We stop a conflict involving basic renovation because you need the designer's answer before an improvised fix becomes permanent.
Existing acceptable construction does not make new lumber or structural work exempt from the applicable current requirements. That means your installed member must match the grade or product shown in the design. Loadbearing replacement studs require Stud, Standard or No. 2 lumber, which means you can verify the material condition before it is enclosed.
Installed new framing lumber must contain no more than 19 percent moisture, which means your bearing and connection detail must preserve that capacity. Beam ends require at least 89 mm of even, level bearing unless an applicable table note or design provides otherwise. That means you can trace the fastening requirement to the actual assembly.
Ontario's prescribed Part 9 notice point includes substantially complete structural framing and HVAC rough-ins, which means your sequence must reach that visible hold point before finishes. Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures, which means you can plan the following trade around the stated response.
Mississauga checks altered structure and openings against approved drawings while framing remains uncovered. That means your mechanical and electrical work may have to be complete before the framing review. Engineering review may be required when exposed conditions differ from the design. So following trades cannot safely proceed on an undocumented field change. That means you avoid reopening work the municipality needed to see.
Request approved existing and proposed drawings, permit status and Part 11 analysis, which means you give the estimator the current design basis. Request photographs, measurements and known alteration history for the affected framing, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
