Our Process

How an office framing package moves from drawings to handoff

  1. Review. Confirm existing and proposed uses, occupant load, suite boundaries, exits and barrier-free path against OBC 3.1.2, 3.3, 3.4 and 3.8, so you start from a set that already answers the inspector's questions.
  2. Overlay. Overlay the architectural plans with ceiling, sprinkler, mechanical, electrical, security and furniture layouts, so a data-cabling clash surfaces before material is ordered.
  3. Identify. Identify rated walls, smoke-control boundaries, shafts and demising partitions before takeoff under OBC 3.1.8, 3.2 and 3.3, so your quote separates rated assembly work from ordinary footage.
  4. Lay out. Lay out wall lines, door swings, glazing modules and clear path widths from the approved dimensions under OBC 3.3, 3.4 and 3.8, so your accessible route stays the width the drawings promised.
  5. Frame. Install floor and head tracks, studs, jamb reinforcement and the specified deflection details, so the partition performs as the wall schedule intended.
  6. Coordinate. Coordinate in-wall services and backing before board closure, so your electrician, data installer and millwork crew find their route already in place.
  7. Hold. Keep rated layers, penetrations and above-ceiling conditions visible until the required inspection.
  8. Handover. Hand over plumb openings, backed fixtures and verified ceiling interfaces to your finish trades, so the next crew isn't the one who finds a problem we should have caught.

Why Us

Why Timberr is different on this scope

We coordinate partitions with furniture, equipment, life-safety and ceiling information without letting any one plan override the issued architectural controls. Backing and full-height conditions are resolved before closure.

Timberr is licensed, insured and WSIB-covered, carries a 5.0 rating across 39 Google reviews, and the completed office framing work is backed by our workmanship warranty. The same team that reviews the risk remains accountable through the handoff.

Understanding office framing

What changes the site plan in Uxbridge

What changes the site plan in Uxbridge

Uxbridge Township issues its own building permits; Durham Region handles identified septic approvals. Digital permit drawings require zoning compliance and a complete application. Site plans can show driveways, setbacks, wells and septic systems where applicable.

Uxbridge uses a separate road-occupancy path for material or equipment in the road allowance, so the office partition package avoids unpermitted road space.

What belongs in the Uxbridge site scope

What belongs in the Uxbridge site scope

At the address, we verify wall lines, openings, head details, backing and service zones. We also confirm the current municipal approval status and the route for steel studs, track and occupied-floor access. That route is checked without assuming municipal road space is available.

The quote separates wall length and height, ratings, acoustic details, openings, backing, phasing and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.

The systems and conditions that change the work

The systems and conditions that change the work

Full-height acoustic partitions differ from partial-height room dividers in head detail, service paths and sound control. So a partition that stops at the ceiling grid loses the sound control it was built for. We frame to the head detail your acoustic design calls for under OBC 9.11, not the detail that closes in fastest.

Rated corridor or suite-separation walls differ from ordinary office fronts under OBC 3.3.1.4 and 3.3.1.7. So two partitions that look identical on the floor plan can carry two different assembly requirements. We match every layer in the approved rated assembly, because a missing layer is what fails your inspection.

Framed glass fronts require manufacturer and structural support details rather than a generic door jamb. So your glazing system drives the framing around it, not the other way around.

Operable walls, demountable partitions and conventional steel-stud walls use different supports and tolerances, so your following trades inherit whichever system's spacing and openings the drawings specify. We confirm which system you're actually buying before takeoff, because pricing one and building another is where office fit-ups go sideways.

The mistake we want found before the work begins

The mistake we want found before the work begins

A full-height acoustic or rated wall can look finished at the ceiling tile while ending at the grid instead of the structure and approved head detail above. Board and services then have to come back out to complete a wall everyone thought was done. We verify the head condition before track layout.

Plans, sequencing, and site decisions

Member and fastening decisions that affect the result

Member and fastening decisions that affect the result

Part 9 steel-stud provisions apply to your non-loadbearing walls; a loadbearing steel wall moves to a Part 4 design instead under OBC 9.24.1.1. Interior non-loadbearing steel studs need at least 0.46 mm base-steel thickness under OBC 9.24.2.2. Their runners must be at least as thick as the stud with flanges at least 30 mm deep under OBC 9.24.2.3. So a lighter runner under a heavier stud isn't a substitution we make.

Any opening wider than one stud space gets at least double studs at each jamb under OBC 9.24.2.4. Board fasteners must penetrate at least 10 mm through the steel framing under OBC 9.24.3.5. Runners attach to the supporting structure at no more than 600 mm centres under OBC 9.24.3.2, which is what keeps a tall partition from working loose at the head.

The hold point and the trades waiting after it

The hold point and the trades waiting after it

Toronto requires scaled, fully dimensioned, signed and dated drawings for non-residential interior alterations, identifying existing and proposed uses, plumbing fixtures, reflected ceilings, wall assemblies, fire separations and the framing above. The permit holder is responsible for requesting the required municipal inspections, so that responsibility doesn't quietly become yours by default.

Your mechanical and sprinkler trades inherit the coordinated wall and ceiling zones we leave behind. Your electrical, data and security trades inherit the in-wall routes and backing. So an uncoordinated route becomes a change order for someone else. Your door, glazing and millwork trades inherit the rough openings, reinforcement and finished planes, which is why we hold those dimensions to the schedule instead of eyeballing them.

What to send for a useful office framing quote

What to send for a useful office framing quote

Send your existing and proposed plans, wall types, and door and glazing schedules, so the estimate starts from the design basis the inspector will check. Include your Code analysis, occupant load, suite boundaries, exits and barrier-free plan, plus the reflected ceiling and coordinated service plans. Add any acoustic, fire-rated or specialty partition details, and tell us who owns access, phasing and closeout.

Comparing framing quotes?

Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.

FAQ

Office Framing FAQ

Will Timberr take on office framing in Uxbridge?

Yes, when the drawings, site access and schedule support the project. Timberr takes on suitable Uxbridge work from its GTA and York Region service base, with mobilisation tied to the booked address.

Does this work need a building permit from Uxbridge?

It depends on whether the proposed scope is permit work. Uxbridge Township administers permits for residential, commercial and industrial additions and structural alterations.

What must be ready for the municipal inspection?

The issued permit package and the work assigned to that inspection stage must be ready. Use the Cloudpermit record and issued drawings for the inspection sequence.

What can delay the crew start in Uxbridge?

Unresolved access approval or an incomplete material route can delay mobilisation. Permit Central handles road occupancy when materials or equipment use the municipal road allowance. The quote also needs wall length and height, ratings, acoustic details, openings, backing, phasing and access.

Not sure the drawings are ready?

Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
