Uxbridge Township issues its own building permits; Durham Region handles identified septic approvals. Digital permit drawings require zoning compliance and a complete application. Site plans can show driveways, setbacks, wells and septic systems where applicable.
Uxbridge uses a separate road-occupancy path for material or equipment in the road allowance, so the footing formwork avoids unpermitted road space. Topsoil removal, fill placement or grade alteration can require a site-alteration permit.
At the address, we verify survey controls, widths, elevations, steps and reinforcing clearances. We also confirm the current municipal approval status and the route for form lumber, stakes and excavation access. That route is checked without assuming municipal road space is available.
The quote separates footing length, width, steps, excavation condition, reinforcing and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
Strip footings support walls; isolated pads support columns; stepped footings follow changes in founding elevation. That means your engineer may need to settle the load path before material is ordered.
Prescriptive Part 9 footing sizes apply only to the stated light-frame, load and joist-span conditions. That means your quote carries the matching member layout, connector schedule and site handling.
Where supported joist spans or specified live loads exceed the Part 9 limits, Section 4.2 design is required. That means you get the route supported by the drawings instead of a choice made from habit.
Water-table conditions close to the bearing surface can require larger footing widths or areas under the stated soil conditions. That means your following trades inherit that system's spacing, openings and limits.
A footing formed on loose disturbed soil can match every drawing dimension and still lack the bearing condition those dimensions assumed. Once concrete is placed, the defect is underneath the most permanent part of the building. We confirm the specified undisturbed or compacted surface before the pour is released.
Footings must rest on undisturbed soil, rock or compacted granular fill, which means your installed member must match the grade or product shown in the design. Prescriptive footing provisions in Articles 9.15.3.4 to 9.15.3.7 assume supported joist spans no greater than 4.9 m and specified floor live loads no greater than 2.4 kPa. That means you can verify the material condition before it is enclosed.
Table 9.15.3.4 lists minimum strip-footing widths of 250 mm, 350 mm and 450 mm for exterior walls supporting one, two and three floors respectively, subject to adjustments and application limits. That means your bearing and connection detail must preserve that capacity. The same table lists minimum column-footing areas for columns spaced at 3 m centres, with proportional adjustment for other spacing. That means you can trace the fastening requirement to the actual assembly.
Ontario identifies required inspections as part of the permit process and places notification responsibility on the permit holder. That means your sequence must reach that visible hold point before finishes. Footing forms, bearing surface and reinforcement should not be concealed by concrete before the applicable inspection, which means you can plan the following trade around the stated response.
Survey and excavation teams inherit the approved property-line, elevation and soil constraints, which means your mechanical and electrical work may have to be complete before the framing review. Concrete crews inherit form dimensions, reinforcement, placement sequence and weather protection, which means you avoid reopening work the municipality needed to see.
Approved site, grading, excavation, foundation and structural plans, which means you give the estimator the current design basis. Geotechnical information and specified bearing assumptions, which means your takeoff can include the scheduled members and openings.
