Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the office partition package stays open until its stage clears.
At the address, we verify wall lines, openings, head details, backing and service zones. We also confirm how steel studs, track and occupied-floor access will reach and move through the work area. The quote separates wall length and height, ratings, acoustic details, openings, backing, phasing and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Full-height acoustic partitions differ from partial-height room dividers in head detail, service paths and sound control. So a partition that stops at the ceiling grid loses the sound control it was built for. We frame to the head detail your acoustic design calls for under OBC 9.11, not the detail that closes in fastest.
Rated corridor or suite-separation walls differ from ordinary office fronts under OBC 3.3.1.4 and 3.3.1.7. So two partitions that look identical on the floor plan can carry two different assembly requirements. We match every layer in the approved rated assembly, because a missing layer is what fails your inspection.
Framed glass fronts require manufacturer and structural support details rather than a generic door jamb. So your glazing system drives the framing around it, not the other way around.
Operable walls, demountable partitions and conventional steel-stud walls use different supports and tolerances, so your following trades inherit whichever system's spacing and openings the drawings specify. We confirm which system you're actually buying before takeoff, because pricing one and building another is where office fit-ups go sideways.
Laying out from uncoordinated furniture drawings is a common failure on office jobs; we use the issued architectural control dimensions instead. So your partition lines match the set the inspector checks against. Ending a full-height partition at the ceiling grid is another one, because it looks finished long before it meets the scheduled head and acoustic detail. So we follow that detail regardless of what the grid suggests.
Framing a rated wall as a standard office partition is the costliest failure to unwind. So we match every approved assembly layer under OBC 3.1.8 before board goes up. Missing backing for wall-mounted equipment forces your millwork or AV trade to open a wall we already closed, so we coordinate equipment elevations before closure.
Narrowing an accessible or egress path during layout is a failure you can't see until someone measures it. So we verify finished clear dimensions under OBC 3.4 and 3.8 while walls are still open.
Part 9 steel-stud provisions apply to your non-loadbearing walls; a loadbearing steel wall moves to a Part 4 design instead under OBC 9.24.1.1. Interior non-loadbearing steel studs need at least 0.46 mm base-steel thickness under OBC 9.24.2.2. Their runners must be at least as thick as the stud with flanges at least 30 mm deep under OBC 9.24.2.3. So a lighter runner under a heavier stud isn't a substitution we make.
Any opening wider than one stud space gets at least double studs at each jamb under OBC 9.24.2.4. Board fasteners must penetrate at least 10 mm through the steel framing under OBC 9.24.3.5. Runners attach to the supporting structure at no more than 600 mm centres under OBC 9.24.3.2, which is what keeps a tall partition from working loose at the head.
Toronto requires scaled, fully dimensioned, signed and dated drawings for non-residential interior alterations, identifying existing and proposed uses, plumbing fixtures, reflected ceilings, wall assemblies, fire separations and the framing above. The permit holder is responsible for requesting the required municipal inspections, so that responsibility doesn't quietly become yours by default.
Your mechanical and sprinkler trades inherit the coordinated wall and ceiling zones we leave behind. Your electrical, data and security trades inherit the in-wall routes and backing. So an uncoordinated route becomes a change order for someone else. Your door, glazing and millwork trades inherit the rough openings, reinforcement and finished planes, which is why we hold those dimensions to the schedule instead of eyeballing them.
Send your existing and proposed plans, wall types, and door and glazing schedules, so the estimate starts from the design basis the inspector will check. Include your Code analysis, occupant load, suite boundaries, exits and barrier-free plan, plus the reflected ceiling and coordinated service plans. Add any acoustic, fire-rated or specialty partition details, and tell us who owns access, phasing and closeout.

Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.

The issued permit package and the work for that inspection stage must be ready. Keep the approved drawings and permit card on site. Do not cover work or move beyond the listed stage before inspection.
Only when the applicable municipal approval allows it. A road-occupancy permit is required when construction materials or equipment stay on a City road.
