Mississauga requires permits for new buildings, additions and structural alterations. Plumbing, electrical and HVAC rough-ins must pass before the framing inspection is booked. Temporary materials, equipment, disposal containers and cranes in the public right of way can require road-occupancy approval.
Mississauga requires framing to remain uncovered for its framing inspection, so the warehouse framing package stays open for framing inspection.
At the address, we verify wall lines, tall-wall support, openings and equipment interfaces. We also confirm how steel or wood framing, lifts and delivery access will reach and move through the work area. The quote separates wall height and length, loads, openings, equipment, fire separations, lifts and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A low-hazard industrial occupancy carries combustible content no greater than 50 kg per square metre or 1,200 megajoules per square metre of floor area under the Ontario Building Code. Cross that threshold and you are into medium-hazard territory, which changes the permitted construction and fire-safety requirements under Part 3. So we confirm your stored commodity and combustible load before we price a single stud wall.
Ambient, refrigerated and freezer warehouses call for different envelope, vapour-control and service-penetration details. So the same wall gets different sheathing and vapour barrier work depending on which side holds product below freezing. Get that wrong and you are chasing condensation and ice buildup behind the sheathing within a season.
A warehouse office is a subsidiary or mixed-use area under Part 3, and its separation and egress depend on the approved Code analysis, not on habit. Push an office into open storage space without that analysis and your egress path may no longer satisfy the occupancy it now serves.
Rack-supported structures, independent racks and conventional framed mezzanines are not interchangeable systems, even when they look similar from the floor. A conventional mezzanine stands on its own post-and-beam frame; a rack-supported structure ties that same platform back into the racking itself. So your rack supplier and your framer need to agree on who is carrying the load before either one starts building.
Classifying a building as low-hazard because it is called a warehouse is the mistake we see most, and it is the wrong move under the Ontario Building Code. We document the actual stored material and use before framing starts, so your classification is provable, not assumed.
Anchoring walls or racks through unknown slab zones is another. We verify structural and embedded-service information first, because a slab that looks solid can hide a bearing zone never designed to take an anchor. We will not locate a partition across a required aisle or exit; layout is controlled from the approved egress plan under Part 3, not whatever floor space is open that day.
We never let partition framing carry a shutter or conveyor it was not built for. We coordinate protected penetrations before any stud wall closes in. So a fire-rated compartment still works after your trades have been through it.
Part 9's prescriptive steel-stud provisions apply only to non-loadbearing walls. Interior non-loadbearing steel studs need at least 0.46 mm of base-steel thickness under that provision. So the gauge on your delivery ticket has to match what the wall is actually asked to carry. Exterior runners attach to their supporting structure at no more than 300 mm on centre.
Anything past what Part 9 covers, meaning structural framing, rack support, guards or equipment reactions outside its prescriptive limits, needs the applicable Part 4 design instead, because a prescriptive stud table was never sized to carry a rack reaction. Door, dock, conveyor and fire-shutter openings each get their own approved jamb, header and closure support details, since a standard header is not built for a rolling fire shutter.
Municipal building officials enforce the Ontario Building Code, and the permit holder is responsible for notifying the building department for required inspections. So that call does not fall through the cracks between trades. Rack and equipment installers inherit the slab bearing capacity and anchor zones we leave behind. Sprinkler and fire-alarm trades inherit the storage height and compartment geometry the framing sets under Part 3.
Door and loading-equipment trades inherit the framed openings and approach clearances we build, so a dock leveler or a rolling door fits the opening it was ordered for. Operations inherits the designed occupancy and egress conditions on handover day, which is why we keep every anchor visible until the inspector has signed off.
Send your commodity, combustible-content, storage-height and occupancy information first; that is what sets your OBC classification, and everything else follows from it. Add existing survey, column grid, slab and roof-structure information, plus your rack, conveyor, dock, equipment and operations layouts. Include fire compartment, sprinkler, egress and protected-opening plans along with your wall, mezzanine, guard, anchor, post, beam and equipment-support details. Tell us who owns phasing, inspection and closeout, so nothing gets assumed.

Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It depends on whether the scope is permit work. A permit is required for a new building, addition or structural alteration. Non-structural interior work still needs a scope check.
The issued permit package and the work for that inspection stage must be ready. Rough-in inspections come first. Framing then remains uncovered while the inspector checks the structure and openings against the approved drawings.
Only when the applicable municipal approval allows it. Road-occupancy approval can be required for materials, equipment, bins or cranes placed in a City road, sidewalk or boulevard.
