How a custom home frame moves from drawings to handoff

  1. Verify. Check foundation dimensions, elevations and anchor bolts against the approved set before setting sill plates, so an out-of-tolerance slab gets caught before anything frames on top of it.
  2. Set. Set beams and posts on their specified bearing, then frame the first floor with the designed joist direction and rim support, so the floor above starts on the load path your drawings call for.
  3. Deck. Apply subfloor at the required panel orientation and thickness before transferring wall control lines onto the deck, so every wall above lands where the layout says it should.
  4. Frame. Erect loadbearing walls with opening support, posts and bracing tied to the structural design, so the storey above has a stable line to build from.
  5. Repeat. Repeat the floor and wall cycle for upper storeys, keeping support under every bearing wall and concentrated roof load, so nothing lands on an unsupported point.
  6. Close in the roof. Install roof trusses or site-framed roof members to the issued layout without unapproved cuts, then sheathe and brace the shell, so the building is weather-tight before rough-ins start.
  7. Rough-in and release. Complete the mechanical, plumbing, electrical rough-ins and fire blocking required at the hold point while keeping the structure visible, so the inspection finds what your drawings describe.

Ontario recognizes I-joists as lightweight pre-engineered floor systems, but the structural design and supplier layout establish where they can be used, not a generic span claim. So your floor package follows the layout that supplier issued.

LVL, LSL and PSL are engineered wood categories, and you cannot read their capacity off the depth or the way a member looks. It comes from the design and product documentation, so we frame to the schedule the engineer specified, not to what a beam appears able to carry.

Prefabricated roof trusses replace site-cut rafters wherever the approved truss design and layout call for them. Field alterations are prohibited unless the truss design specifically permits them. So a truss that does not fit gets a design answer, not a site cut.

Site-framed rafters stay available within the snow-load, species, grade, spacing and span limits set out in the roof span tables. But a heavy roof finish is a separate loading case that the Code answers with reduced spans or reduced spacing. So the roofing material you choose can move the rafter layout underneath it.

Foundation dimensions or elevations that do not match the approved set propagate through every floor above them. So we verify control dimensions before the first sill plate or floor joist goes down. A beam or girder truss without the specified stud post underneath it breaks the load path completely. Post size has to follow the Code table or the Part 4 design, not a guess at what looks big enough.

An oversized service hole or a misplaced notch can drop a member below its permitted section, so we coordinate mechanical and plumbing runs before anyone drills. A site-cut truss is non-compliant unless the truss design specifically allows it, and incorrect subfloor orientation or an unsupported joint can quietly reduce how your floor performs. Close a wall before the framing hold point and you are looking at uncovering the work again.

Loadbearing studs go in as Stud, Standard or No. 2 grade lumber at 19 percent moisture content or less, so a stud does not shrink and twist behind your drywall. The stud table allows 38 by 89 mm exterior studs at 600 mm on centre for roof-only support up to 3.0 m high. But a wall carrying a floor needs tighter spacing or 38 by 140 mm members, which is why the same-looking wall on two storeys can carry two different specs.

Subfloor thickness runs from roughly 15.5 mm at 400 mm supports up to 19.0 mm at 600 mm supports. Sheathing fasteners land at 150 mm on centre along edges and 300 mm at intermediate supports. So the schedule for your actual span gets used, not a default.

What must be ready for the local inspection?

The issued permit package and the work for that inspection stage must be ready. Rough-in inspections come first. Framing then remains uncovered while the inspector checks the structure and openings against the approved drawings.
