Plywood, OSB, waferboard, lumber and certain other boards appear in different Code provisions, with material standards and minimum properties tied to their use. That means your engineer may need to settle the load path before material is ordered.
Particleboard subflooring is permitted only where factory construction prevents weather exposure. Its upper face and edges need water-absorption treatment in periodically wet rooms. That means your quote carries the matching member layout, connector schedule and site handling.
Tongue-and-groove panel edges can provide required subfloor edge support; otherwise the Code calls for blocking at least 38 mm by 38 mm where edge support is required. That means you get the route supported by the drawings instead of a choice made from habit.
Roof-sheathing edge support can use metal H clips or blocking at least 38 mm by 38 mm, while tongue-and-groove edges can remove that support requirement under the stated provision. That means your following trades inherit that system's spacing, openings and limits.
Subflooring is required beneath a finish floor where the finish does not have adequate strength to carry the design loads, so the subfloor-sheathing boundary is fixed before award. Structural sheathing work within new construction, additions and material structural alterations is part of the permitted framing scope where a building permit is required. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Floor, roof and wall area set base panel quantity, while openings, hips, valleys, setbacks and irregular edges increase cuts and waste, so measured subfloor-sheathing quantities control the takeoff. Support spacing and required panel rating or thickness change material selection, which means you can compare the selected member schedule rather than a generic allowance. Required blocking, H clips, tongue-and-groove edges and braced-wall nailing change labour and connector quantities, so subfloor-sheathing coordination is visible before approval.
Two panels butted tight can look cleaner on framing day and buckle after they take on moisture. The required edge gap is small, but the repair is not once walls or roofing sit over the sheets. We maintain the specified spacing while every joint is still visible.
Wood-based subfloor panels must conform to one of the plywood, construction-sheathing, OSB or waferboard standards listed in OBC 9.23.15.2. That means your installed member must match the grade or product shown in the design. Plywood subflooring is installed with surface grain perpendicular to the joists, and joints parallel to joists are staggered. That means you can verify the material condition before it is enclosed.
The corresponding face orientation for qualifying OSB and waferboard subflooring is also perpendicular to joists, with parallel joints staggered. That means your bearing and connection detail must preserve that capacity. At 400 mm support spacing, Table 9.23.15.5-A lists a minimum 15.5 mm thickness for plywood and O-2 grade OSB, subject to the table's material and floor-system conditions. That means you can trace the fastening requirement to the actual assembly.
Ontario names structural framing as a construction stage for which the permit holder contacts the municipality for inspection. That means your sequence must reach that visible hold point before finishes. Your municipality's approved drawings typically distinguish existing and proposed construction on addition work. So replacement sheathing and new structural panels should remain traceable to the permitted scope. That means you can plan the following trade around the stated response.
Flooring installers inherit panel thickness, joint support, fastening, moisture condition and surface flatness from the subfloor. That means your mechanical and electrical work may have to be complete before the framing review. Roofers inherit panel rating, support, edge condition, spacing and damaged areas from the roof deck, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle plywood, osb, waferboard, lumber and certain other boards appear before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Floor, roof and wall framing plans with support spacing and all current revisions, which means you give the estimator the current design basis. Panel material, grade or span rating, thickness and face-orientation requirements, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It protects the schedule when panel grade, span rating and orientation are confirmed before installation. A correct thickness with the wrong mark is still the wrong panel.
Tight joints and unsupported or misoriented edges create failures that appear after concealment. We check them during placement.
The next crew receives a flat, supported surface with joints and fastening completed for the specified assembly.
