Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the sheathing package stays open until its stage clears. Alterations to a designated property can require a heritage permit before the building work proceeds.
At the address, we verify panel orientation, edge support, openings and fastening. We also confirm how panels, blocking and delivery access will reach and move through the work area. The quote separates area, panel type and thickness, support spacing, blocking, fastening and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Plywood, OSB, waferboard, lumber and certain other boards appear in different Code provisions, with material standards and minimum properties tied to their use. That means your engineer may need to settle the load path before material is ordered.
Particleboard subflooring is permitted only where factory construction prevents weather exposure. Its upper face and edges need water-absorption treatment in periodically wet rooms. That means your quote carries the matching member layout, connector schedule and site handling.
Tongue-and-groove panel edges can provide required subfloor edge support; otherwise the Code calls for blocking at least 38 mm by 38 mm where edge support is required. That means you get the route supported by the drawings instead of a choice made from habit.
Roof-sheathing edge support can use metal H clips or blocking at least 38 mm by 38 mm, while tongue-and-groove edges can remove that support requirement under the stated provision. That means your following trades inherit that system's spacing, openings and limits.
Failure: installing a panel with the correct nominal thickness but the wrong grade or span rating. Prevention: verify the grade stamp or panel mark against the support spacing and use table, which means you do not inherit that condition after it is concealed. Failure: orienting structural face direction parallel to supports. Prevention: place plywood grain and qualifying OSB face orientation perpendicular to framing, which means you can correct the load path or assembly while the work remains accessible.
Failure: butting panel edges tightly. Prevention: maintain the minimum 2 mm gaps required at roof and wall sheets, which means your approved repair is documented before the next trade arrives. We stop a conflict involving plywood, osb, waferboard, lumber and certain other boards appear because you need the designer's answer before an improvised fix becomes permanent.
Wood-based subfloor panels must conform to one of the plywood, construction-sheathing, OSB or waferboard standards listed in OBC 9.23.15.2. That means your installed member must match the grade or product shown in the design. Plywood subflooring is installed with surface grain perpendicular to the joists, and joints parallel to joists are staggered. That means you can verify the material condition before it is enclosed.
The corresponding face orientation for qualifying OSB and waferboard subflooring is also perpendicular to joists, with parallel joints staggered. That means your bearing and connection detail must preserve that capacity. At 400 mm support spacing, Table 9.23.15.5-A lists a minimum 15.5 mm thickness for plywood and O-2 grade OSB, subject to the table's material and floor-system conditions. That means you can trace the fastening requirement to the actual assembly.
Ontario names structural framing as a construction stage for which the permit holder contacts the municipality for inspection. That means your sequence must reach that visible hold point before finishes. Toronto requires approved drawings to distinguish existing and proposed construction on addition work. So replacement sheathing and new structural panels should remain traceable to the permitted scope. That means you can plan the following trade around the stated response.
Flooring installers inherit panel thickness, joint support, fastening, moisture condition and surface flatness from the subfloor. That means your mechanical and electrical work may have to be complete before the framing review. Roofers inherit panel rating, support, edge condition, spacing and damaged areas from the roof deck, which means you avoid reopening work the municipality needed to see.
Floor, roof and wall framing plans with support spacing and all current revisions, which means you give the estimator the current design basis. Panel material, grade or span rating, thickness and face-orientation requirements, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
