Burlington requires Pre-Building Approval before the building-permit submission for house additions. That approval can coordinate zoning, grading, drainage and tree review. Materials or equipment kept on a City road require a road-occupancy permit.
Burlington requires inspection before construction is covered or carried past the applicable stage, so the stair frame stays open until its stage clears. Alterations to a designated property can require a heritage permit before the building work proceeds.
At the address, we verify floor opening, rise, run, landings and headroom. We also confirm how stair lumber, engineered support and interior access will reach and move through the work area. The quote separates storey height, width, configuration, landings, openings, finishes and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A private residential stair has a maximum rise of 200 mm and a minimum rectangular run of 255 mm under Table 9.8.4.1. That means your engineer may need to settle the load path before material is ordered.
A public stair uses a maximum rise of 180 mm and a minimum rectangular run of 280 mm under the same table. That means your quote carries the matching member layout, connector schedule and site handling.
Straight flights, curved flights, spiral stairs, winders and mixed tapered-and-rectangular flights have distinct permitted conditions. That means you get the route supported by the drawings instead of a choice made from habit.
A spiral stair meeting OBC 9.8.4.7 can be the only means of egress only where it serves no more than three persons. That means your following trades inherit that system's spacing, openings and limits.
Failure: calculating from subfloor to subfloor and ignoring finishes. Prevention: use finished elevations for every riser, which means you do not inherit that condition after it is concealed. Failure: trimming the opening without checking headroom. Prevention: coordinate the full sloping headroom envelope before cutting, which means you can correct the load path or assembly while the work remains accessible.
Failure: leaving stringer ends without secure support. Prevention: support and secure stringers at top and bottom, which means your approved repair is documented before the next trade arrives. We stop a conflict involving a private residential stair because you need the designer's answer before an improvised fix becomes permanent.
A required stair within a dwelling unit is at least 860 mm wide under OBC 9.8.2.1, subject to the provision's scope. That means your installed member must match the grade or product shown in the design. Clear stair headroom serving a single dwelling unit is at least 1,950 mm, with a separate lower allowance for beams and ducting in secondary suites. That means you can verify the material condition before it is enclosed.
A stair flight cannot exceed 3.7 m in vertical height, which means your bearing and connection detail must preserve that capacity. Adjacent risers can differ by no more than 5 mm and the tallest and shortest risers in a flight by no more than 10 mm. That means you can trace the fastening requirement to the actual assembly.
Ontario identifies structural framing as an inspection stage requested by the permit holder, which means your sequence must reach that visible hold point before finishes. Markham's framing checklist calls out adjustment of stair rise for tile finishes, which means you can plan the following trade around the stated response.
Toronto's deck and porch guide requires stair tread, rise and headroom details where stairs are included. That means your mechanical and electrical work may have to be complete before the framing review. Finish installers inherit the allowance established for flooring and nosing build-up, which means you avoid reopening work the municipality needed to see.
Stair classification, permit drawings and finished-floor elevations, which means you give the estimator the current design basis. Plan, section, total rise, available run, width, headroom, landings and door swings, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
