Cambridge reviews, issues and inspects its own building permits. Permit plans are checked against the Ontario Building Code, Cambridge zoning and other applicable law. Alteration and addition drawings must distinguish existing construction from proposed work.
Cambridge inspectors compare construction with the approved plans, so the roof frame follows the issued drawing set. The City application navigator produces property- and project-specific permit instructions.
At the address, we verify bearing points, truss layout, openings and roof geometry. We also confirm the current municipal approval status and the route for trusses, roof lumber, panels and crane access. That route is checked without assuming municipal road space is available.
The quote separates roof area, geometry, truss or rafter system, openings, loads and lifting, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
Site-framed rafters use OBC span tables selected by species, grade, spacing, roof load and support conditions. That means your engineer may need to settle the load path before material is ordered.
Prefabricated roof trusses use an engineered design and layout, and field holes or notches are prohibited unless that design permits them. That means your quote carries the matching member layout, connector schedule and site handling.
Girder trusses create concentrated reactions that require stud posts sized from the Code tables or structural design. That means you get the route supported by the drawings instead of a choice made from habit.
Hip and valley roofs require members and support under 9.23.14 rather than being treated as repeated common rafters. That means your following trades inherit that system's spacing, openings and limits.
A truss that misses its bearing cannot be made to fit with a saw. One field cut takes the member outside its approved design and turns a delivery problem into an engineering repair while the crane and crew wait. We stop the lift and obtain the truss designer's answer instead of modifying the member on site.
Structural lumber for rafters, roof joists and beams must carry an accepted grade mark. That means your installed member must match the grade or product shown in the design. Installed framing lumber must contain no more than 19 percent moisture, which means you can verify the material condition before it is enclosed.
Roof spans depend on species, grade, depth, spacing and snow-load table rather than one province-wide rafter span, which means your bearing and connection detail must preserve that capacity. Rafters and roof joists require end bearing under the applicable OBC support provisions, which means you can trace the fastening requirement to the actual assembly.
Ontario's Part 9 notice point includes substantially complete structural framing and HVAC rough-ins, which means your sequence must reach that visible hold point before finishes. Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures, which means you can plan the following trade around the stated response.
Vaughan requires the structure to be weather-tight for its structural framing inspection, which means your mechanical and electrical work may have to be complete before the framing review. Roofing inherits panel spacing, edge support and roof geometry, while mechanical trades inherit only approved roof openings, which means you avoid reopening work the municipality needed to see.
Request roof plans, slopes, sections, bearing lines, opening details and all revisions, which means you give the estimator the current design basis. Request the truss layout, individual truss designs, girder reactions, bracing and connector details, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

It depends on whether the proposed scope is permit work. A Cambridge permit is the formal approval to begin construction, demolition, an addition or renovation.
The issued permit package and the work assigned to that inspection stage must be ready. Cambridge inspectors assess the work against the approved plans after permit issuance.
Unresolved access approval or an incomplete material route can delay mobilisation. Use the property-specific application instructions rather than assuming one Cambridge checklist fits every address. The quote also needs roof area, geometry, truss or rafter system, openings, loads and lifting.
