Brampton requires permits for house additions and structural alterations. The addition package distinguishes existing work from proposed work and includes structural information appropriate to the scope. Road-occupancy and mobile-crane approvals are separate from the building permit when City road space is affected.
Brampton warns that permit work completed without approval may need to be uncovered, so the multiplex frame stays visible for assigned inspection. Conservation, heritage and zoning clearances can sit ahead of a house permit when the property triggers them. Building approval for an additional unit does not replace the separate rental-licensing requirement where that program applies.
At the address, we verify unit layouts, bearing lines, openings and separation details. We also confirm how lumber, engineered members and constrained-site deliveries will reach and move through the work area. The quote separates unit count, structural changes, separations, openings, services and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A duplex, triplex or fourplex is selected by unit count and zoning. But unit count alone does not decide OBC Part 9 versus the applicable Parts 3 to 6 design path. So your engineer may need to settle the load path before material is ordered. Toronto permits up to four units in specified low-rise zones; Mississauga runs a separate framework, but neither changes the Part 9 size test.
Side-by-side units concentrate separation work in vertical walls under OBC 9.10.9.16, while stacked units add horizontal floor-ceiling separations on top. So a stacked layout carries more framed assembly at the same unit count. A unit with two or more storeys, including a basement, generally needs a 1 h separation from the rest of a Part 9 building. So your two-storey unit inherits a heavier separation than the unit beside it.
A secondary-suite conversion has its own OBC alternative using continuous, smoke-tight Type X gypsum protection that cannot be copied onto a purpose-built multiplex. So a converted basement apartment and a new-build fourplex get framed and priced differently at the same unit count. Converting a house also adds OBC Part 11 coordination new construction skips.
Conventional dimensional lumber, I-joists, metal-web wood joists and plated wood trusses are all possible structural categories. But an engineered system locks you into that supplier's layout and connectors once ordered. So switching systems mid-project means new drawings, not a field substitution.
A unit boundary framed from an uncoordinated plan can misalign the required separation. So we work from the approved architectural and fire-separation layouts together instead of eyeballing a stud wall location off one drawing. Unplanned ducts or pipes can break separation continuity after the wall is closed. So we coordinate every penetration against OBC 9.10.9.6 and the approved firestopping detail before framing gets ahead of the mechanical trades.
A stacked bearing wall without support below it interrupts the load path straight to the foundation. So we align every bearing wall over a wall, beam or designed floor system, not a convenient joist bay. Field cuts to an I-joist or truss can void the manufacturer's design, so we use the approved layout and repair detail instead of a site improvisation. Concealing a separation before inspection can force destructive reopening of studs and sheathing, and that costs you the schedule twice.
Loadbearing studs go in as Stud, Standard or No.2 grade lumber. Non-loadbearing studs can use Stud, Utility or No.3, so the grade stamp actually matches what that wall carries. Framing lumber has to arrive at 19 percent moisture content or less, because wet lumber shrinks and twists once enclosed behind drywall.
Stud size and spacing depend on unsupported height and the floors and roof loads a wall supports. Studs run continuous through a full storey with no site splicing. So a stacked unit gets a heavier stud schedule than the single-storey unit beside it. Beam ends need at least 89 mm of even, level bearing. A joist framed into a beam needs a hanger, connector or compliant ledger. So the load transfers as the design intends.
Ontario requires notice once your Part 9 structural framing and HVAC ductwork are substantially complete, while a multiplex outside Part 9 hits its notice point at substantial completion of structural framing and HVAC rough-in instead. Ontario prescribes an inspection response within 2 days of that notice, excluding weekends, holidays and closed-office days. So a package ready on a Thursday should not sit waiting long.
Fire-separation work can carry its own OBC inspection stage, separate from structural framing, so we confirm the local schedule before covering any assembly. Your drywaller and firestopping trades inherit the stud separation lines we leave behind, so what we hand off is what they build from.
Send the address, approved unit count, occupancy, zoning confirmation and permit status, plus the coordinated architectural, structural, fire-separation and mechanical drawings, beam and post schedules, with every revision. Include floor and roof layouts, truss drawings and any engineered-member details, and tell us who supplies fire blocking, firestopping backing and separation-board installation. For a conversion, add measured existing conditions and the OBC Part 11 design analysis, so nothing gets assumed.

It depends on whether the scope is permit work. House additions and structural alterations require a Brampton building permit. The issued scope must match the work on site.
The issued permit package and the work for that inspection stage must be ready. Follow the inspection stages on the permit. Permit-required work may have to be uncovered if it is concealed early.
Only when the applicable municipal approval allows it. A road-occupancy or mobile-crane approval is required when the operation affects City road space.
