Milton accepts residential permit applications electronically and checks completeness before full review. The permit holder or owner is responsible for arranging required inspections. Road-occupancy work zones and entrance permits use a separate roadway-permit process.
Milton states that a submitted application does not authorize construction, so the low-rise frame mobilizes only after permit issuance. A change to grade, fill or drainage can require a site-alteration permit before site work begins.
At the address, we verify grid lines, floor elevations, openings and load paths. We also confirm how lumber packages, floor systems, trusses and lifting access will reach and move through the work area. The quote separates building area, storeys, repetition, spans, openings, roof form and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Part 9 house and small-building framing uses prescriptive span, stud, opening and sheathing provisions only within their stated assumptions. That means your engineer may need to settle the load path before material is ordered.
Part 3 residential framing depends on the permitted combustible, noncombustible or encapsulated-mass-timber construction and the applicable fire-resistance requirements. That means your quote carries the matching member layout, connector schedule and site handling.
Detached and semi-detached buildings can concentrate separations at attached boundaries, while townhouses and apartments can add repeated unit walls and horizontal separations. That means you get the route supported by the drawings instead of a choice made from habit.
Engineered I-joists, metal-web wood joists and plated trusses require product layouts and cannot be altered using rules for sawn lumber. That means your following trades inherit that system's spacing, openings and limits.
Failure: using low rise as a substitute for Code classification. Prevention: confirm area, height, occupancy and construction type, which means you do not inherit that condition after it is concealed. Failure: applying a Part 9 span or wall table outside its assumptions. Prevention: verify every table input or obtain engineering, which means you can correct the load path or assembly while the work remains accessible.
Failure: interrupting load paths at stacked walls or transfer levels. Prevention: build the issued support detail, which means your approved repair is documented before the next trade arrives. We stop a conflict involving part 9 house and small-building framing because you need the designer's answer before an improvised fix becomes permanent.
Part 9 loadbearing stud lumber uses the grades identified in Table 9.3.2.1 and is installed at no more than 19 percent moisture content. That means your installed member must match the grade or product shown in the design. Stud size and spacing vary with unsupported wall height and supported floor and roof loads, which means you can verify the material condition before it is enclosed.
Floor joists require at least 38 mm end bearing unless the permitted ribbon-board condition is used, which means your bearing and connection detail must preserve that capacity. Beam ends generally require at least 89 mm even, level bearing, which means you can trace the fastening requirement to the actual assembly.
Ontario requires the permit holder to contact the municipality for inspections at stages including structural framing, which means your sequence must reach that visible hold point before finishes. Division C states different structural-framing notice descriptions for Part 9 and other buildings, which means you can plan the following trade around the stated response.
Mechanical trades inherit joist zones, shafts and framed openings, which means your mechanical and electrical work may have to be complete before the framing review. Window, door, stair and cladding trades inherit the framed geometry and supported opening edges, which means you avoid reopening work the municipality needed to see.
Code analysis, occupancy, building area, building height and construction type, which means you give the estimator the current design basis. Architectural, structural, unit-boundary, life-safety and fire-separation drawings, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

It depends on whether the scope is permit work. A new building, addition or renovation requires a Milton permit. Submission alone is not authorization to start.
