Milton accepts residential permit applications electronically and checks completeness before full review. The permit holder or owner is responsible for arranging required inspections. Road-occupancy work zones and entrance permits use a separate roadway-permit process.
Milton states that a submitted application does not authorize construction, so the basement frame mobilizes only after permit issuance. Work affecting a designated heritage property can require a heritage-building permit.
At the address, we verify slab separation, ceiling constraints, openings and service routes. We also confirm how studs, backing and material access below grade will reach and move through the work area. The quote separates layout, ceiling height, moisture separation, openings, backing and service conflicts. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Non-loadbearing partitions may use Stud, Utility or No. 3 grade lumber, while any loadbearing wall requires Stud, Standard or No. 2 grade, which means your engineer may need to settle the load path before material is ordered.
A wall placed under a beam or bearing line is not automatically structural; the approved design and continuous support path decide whether it carries load. That means your quote carries the matching member layout, connector schedule and site handling.
A basement may remain accessory space or become an additional residential unit. The second case adds municipal registration or licensing requirements that vary by city. That means you get the route supported by the drawings instead of a choice made from habit.
Conventional lumber walls, service walls and framed soffits are distinct assemblies selected by insulation, moisture, fire-separation and service conditions shown on the design. That means your following trades inherit that system's spacing, openings and limits.
Untreated wood placed directly on ground-contact concrete lacks the required separation; use the Code-prescribed membrane or an applicable exception. That means you do not inherit that condition after it is concealed. Cutting a joist or stud for services beyond the permitted limits can reduce capacity; lay out routes before drilling and use engineered repair details when needed. That means you can correct the load path or assembly while the work remains accessible.
Framing around an unapproved beam or post relocation can interrupt the load path; the structural drawings must resolve the support. That means your approved repair is documented before the next trade arrives. We stop a conflict involving non-loadbearing partitions because you need the designer's answer before an improvised fix becomes permanent.
Installed framing lumber must have moisture content no greater than 19 percent, which means your installed member must match the grade or product shown in the design. A loadbearing stud may be notched only if at least two-thirds of its depth remains; a non-loadbearing stud must retain at least 40 mm. That means you can verify the material condition before it is enclosed.
A hole through a wall stud must leave at least 50 mm of wood. Reinforcement is required where that retained depth is not available. That means your bearing and connection detail must preserve that capacity. A hole or notch in a top plate must leave at least 50 mm across the plate width unless the plate is reinforced. That means you can trace the fastening requirement to the actual assembly.
Ontario's prescribed notice point includes substantial completion of Part 9 structural framing together with heating and air-conditioning ductwork and piping. That means your sequence must reach that visible hold point before finishes. Mississauga's framing inspection checks structural framing and openings against the approved drawings, fire blocking, ceiling heights, rooms and windows while framing remains uncovered. That means you can plan the following trade around the stated response.
Mississauga calls for fire-separation inspection after framing, sound insulation, plumbing and heating are installed but before the assembly is covered. That means your mechanical and electrical work may have to be complete before the framing review. Brampton's two-unit package identifies plumbing, HVAC, framing, insulation and final inspections, while the exact sequence is set by the inspector and project. That means you avoid reopening work the municipality needed to see.
Request the approved basement plan, intended use, permit number and municipal inspection list, which means you give the estimator the current design basis. Request structural details for every new opening, beam, post or altered bearing wall, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
