Milton accepts residential permit applications electronically and checks completeness before full review. The permit holder or owner is responsible for arranging required inspections. Road-occupancy work zones and entrance permits use a separate roadway-permit process.
Milton states that a submitted application does not authorize construction, so the bearing-wall alteration mobilizes only after permit issuance. Work affecting a designated heritage property can require a heritage-building permit.
At the address, we verify supported loads, temporary support, beam bearing and post locations. We also confirm how shoring, engineered members and lifting access will reach and move through the work area. The quote separates opening width, supported load, beam and post design, temporary support and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
A flush beam fits within the floor or ceiling depth and can require joist cutting, hangers and engineered connections. That means your engineer may need to settle the load path before material is ordered.
A dropped beam sits below joists and changes the finished clear height but may avoid framing every joist into its side. That means your quote carries the matching member layout, connector schedule and site handling.
A wood beam can be built up within OBC span-table limits or specified as LVL, LSL or PSL by the structural design. That means you get the route supported by the drawings instead of a choice made from habit.
A steel beam is a separate designed option and requires the support, connections and corrosion protection shown on the design. That means your following trades inherit that system's spacing, openings and limits.
Removing the wall before effective temporary support can allow the supported structure to move; use the designer's sequence. That means you do not inherit that condition after it is concealed. A beam without adequate end bearing concentrates load beyond its support; provide the OBC or designed bearing. That means you can correct the load path or assembly while the work remains accessible.
A new post without a continuous support path can overload the floor below; trace the load to a beam, wall or foundation. That means your approved repair is documented before the next trade arrives. We stop a conflict involving a flush beam fits within the floor or ceiling depth because you need the designer's answer before an improvised fix becomes permanent.
Beam end bearing is at least 89 mm unless an applicable span-table note or structural design provides otherwise. That means your installed member must match the grade or product shown in the design. Ontario's prescribed notice includes substantial completion of Part 9 structural framing and HVAC rough-ins, which means your sequence must reach that visible hold point before finishes. Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures, which means you can plan the following trade around the stated response.
Approved structural content prepared by an engineer is identified in Toronto's permit guidance with professional responsibility documentation. That means your mechanical and electrical work may have to be complete before the framing review. Electrical, plumbing and HVAC routes must be relocated or framed through only where the approved member details permit. That means you avoid reopening work the municipality needed to see.
Request permit drawings, structural details, beam and post schedule and engineer revisions, which means you give the estimator the current design basis. Request opening width, supported storeys, joist direction, roof loads and bearing conditions, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
