Four units can be arranged one per level, two over two, side by side or in another approved configuration; the unit count does not prove the form. That means your engineer may need to settle the load path before material is ordered.
Residential suites generally require at least a 45 min separation from adjacent rooms and suites under Part 9, subject to the listed exceptions. That means your quote carries the matching member layout, connector schedule and site handling.
A dwelling unit containing two or more storeys, including a basement, generally requires a 1 h separation from the remainder of the Part 9 building, subject to the stated exceptions. That means you get the route supported by the drawings instead of a choice made from habit.
Public corridors generally require at least a 45 min fire separation from the rest of a Part 9 building, subject to exceptions. That means your following trades inherit that system's spacing, openings and limits.
Four units can produce vertical, horizontal or intersecting suite boundaries. So unit geometry must be coordinated with bearing lines, stairs, corridors and services. So the fourplex boundary is fixed before award. A building permit is still required for new construction and material alterations. Code review remains property and design specific, which means your quote can name exclusions and owner-supplied items instead of hiding them.
Unit configuration controls the length, orientation and intersection count of suite separations, so measured fourplex quantities control the takeoff. Common corridors and stairs add framed openings and rated-wall interfaces, which means you can compare the selected member schedule rather than a generic allowance. Four kitchens and bathroom groups increase the number of coordinated service zones, so fourplex coordination is visible before approval.
A fourplex wall can be correct as a unit boundary and wrong as a bearing line. Move it to simplify the suite layout and the upper load may land over an unsupported joist field. We resolve the architectural wall and structural support together before the floor system is released.
Loadbearing-stud grade and framing-lumber moisture requirements remain applicable to a Part 9 fourplex, which means your installed member must match the grade or product shown in the design. Stud size and spacing change with wall height and supported floor and roof loads, which means you can verify the material condition before it is enclosed.
Joists require at least 38 mm end bearing unless supported by the permitted ribbon-board condition, which means your bearing and connection detail must preserve that capacity. Beam ends generally require 89 mm of even, level bearing, which means you can trace the fastening requirement to the actual assembly.
Part 9 notice is required when structural framing and heating and air-conditioning ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. The permit holder requests inspection from the municipality, which means you can plan the following trade around the stated response.
The prescribed response after notice is two days, excluding weekends, holidays and closed-office days. That means your mechanical and electrical work may have to be complete before the framing review. Board, firestopping and mechanical trades inherit four sets of unit-boundary and service-opening conditions, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle four units before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Address, zoning confirmation, permit status and approved four-unit layout, which means you give the estimator the current design basis. Unit-boundary, corridor, stair, exit and fire-separation plans, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

It stays buildable only when zoning, permit drawings and structural layout all approve the address-specific design. A broad unit permission is not construction approval.
Unit walls that miss bearing support or separation details that die at floor edges create the longest delays. We coordinate both before concealment.
