Our Process

How the work moves from drawings to handoff

  1. Review. Confirm survey control, excavation limits, founding elevation, soil assumptions and approved foundation plan, so you get a buildable set with bearing lines and open questions marked.
  2. Verify. Expose undisturbed soil, rock or accepted compacted granular fill and obtain any required excavation or footing inspection, so you catch a dimensional conflict before it becomes a site delay.
  3. Set. Lay out wall centre lines, offsets, pad locations and step positions from verified control, so your loads land on the supporting structure in the designed order.
  4. Frame. Build and brace forms to preserve required width, thickness, level and alignment during placement, so your next layout starts from a stable control line.
  5. Coordinate. Install reinforcing, dowels, sleeves and grounding components where the approved design requires them, so you can correct openings, blocking and service zones while access is clear.
  6. Release. Keep bearing surface, dimensions and reinforcement visible for the required inspection before concrete, so you get visible, documented work ready for inspection and handoff.

The systems and conditions that change the work

Strip footings support walls; isolated pads support columns; stepped footings follow changes in founding elevation. That means your engineer may need to settle the load path before material is ordered.

Prescriptive Part 9 footing sizes apply only to the stated light-frame, load and joist-span conditions. That means your quote carries the matching member layout, connector schedule and site handling.

Where supported joist spans or specified live loads exceed the Part 9 limits, Section 4.2 design is required. That means you get the route supported by the drawings instead of a choice made from habit.

Water-table conditions close to the bearing surface can require larger footing widths or areas under the stated soil conditions. That means your following trades inherit that system's spacing, openings and limits.

Footings transfer wall, pilaster, column, pier, fireplace and chimney loads to soil or rock, so the footing boundary is fixed before award. Formwork is temporary construction; the approved footing dimensions and reinforcing design govern the permanent work. That means your quote can name exclusions and owner-supplied items instead of hiding them.

Total strip length, pad count, widths, thicknesses and steps establish form and concrete quantities, so measured footing quantities control the takeoff. Soil conditions, water and excavation stability can move work outside prescriptive assumptions, which means you can compare the selected member schedule rather than a generic allowance. Reinforcing, dowels, keyways and sleeves add layout and inspection work, so footing coordination is visible before approval.

A footing formed on loose disturbed soil can match every drawing dimension and still lack the bearing condition those dimensions assumed. Once concrete is placed, the defect is underneath the most permanent part of the building. We confirm the specified undisturbed or compacted surface before the pour is released.

Member and fastening decisions that affect the result

Footings must rest on undisturbed soil, rock or compacted granular fill, which means your installed member must match the grade or product shown in the design. Prescriptive footing provisions in Articles 9.15.3.4 to 9.15.3.7 assume supported joist spans no greater than 4.9 m and specified floor live loads no greater than 2.4 kPa. That means you can verify the material condition before it is enclosed.

Table 9.15.3.4 lists minimum strip-footing widths of 250 mm, 350 mm and 450 mm for exterior walls supporting one, two and three floors respectively, subject to adjustments and application limits. That means your bearing and connection detail must preserve that capacity. The same table lists minimum column-footing areas for columns spaced at 3 m centres, with proportional adjustment for other spacing. That means you can trace the fastening requirement to the actual assembly.

Ontario identifies required inspections as part of the permit process and places notification responsibility on the permit holder. That means your sequence must reach that visible hold point before finishes. Footing forms, bearing surface and reinforcement should not be concealed by concrete before the applicable inspection, which means you can plan the following trade around the stated response.

Survey and excavation teams inherit the approved property-line, elevation and soil constraints, which means your mechanical and electrical work may have to be complete before the framing review. Concrete crews inherit form dimensions, reinforcement, placement sequence and weather protection, which means you avoid reopening work the municipality needed to see.

Can my house or property take this footing framing work?

The site can support the footing only where the approved design and verified soil condition agree. Table dimensions do not override unsuitable bearing material.

How disruptive will the footing framing work be?

The reliable schedule depends on excavation readiness, inspection and concrete coordination. We do not release the pour while a bearing or dimension question remains open.

What will the next trade inherit from this frame?

The foundation crew receives inspected forms on the specified bearing surface with wall and column controls established.

Who is accountable if the site does not match the drawings?

Timberr owns stopping, documenting and explaining the framing conflict. The engineer or designer approves structural changes, and we build the written answer instead of improvising inside your house.
