Pickering Building Services administers permit review and building inspections. A hard-copy colour set of approved drawings and the issued permit must be on site. Requested engineering reports or letters must also be available for inspection.
Pickering directs applicants to consult the assigned inspector before formally revising approved construction or materials, so the restaurant framing package change returns to the inspector.
At the address, we verify wall lines, openings, equipment backing and service zones. We also confirm the current municipal approval status and the route for steel studs, track, lifts and occupied-site access. That route is checked without assuming municipal road space is available.
The quote separates wall types, ratings, equipment backing, openings, service congestion, phasing and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
Each of these carries different exhaust, plumbing and wall requirements. So the wall package for a hood-heavy line kitchen is not the package we frame for a coffee counter with no cooking exhaust at all. Get that wrong at layout and your mechanical contractor is chasing wall-depth changes after the studs are already covered.
Sitting inside a mixed-use building can require separation from the residential or other occupancies above or beside it under OBC 3.1.3 and 3.2.2.6. So your framing package has to carry that separation, not just a partition wall. That decision belongs on the drawings before we cut a single plate.
These can call for independent support or reinforced openings rather than ordinary partition framing, so your quote should name which openings get that treatment. We frame to the approved structural support for that equipment, never to a guess made on site.
These add architectural geometry on top of the same life-safety requirements, they do not replace them. So a striking feature ceiling still has to clear the same fire separations and egress routes as a plain one.
An exhaust hood cannot be hung from ordinary partition framing because the studs were never designed for that reaction. Discover it after the ceiling and services are underway and the structural support has to be inserted through finished coordination. We establish the approved hood support before surrounding walls close.
Part 9's steel-stud provisions apply only to non-loadbearing walls under OBC 9.24.1.1, so a wall carrying real load moves onto its own design path, not a thicker stud. Interior non-loadbearing steel studs need at least 0.46 mm base-steel thickness under OBC 9.24.2.2. The runners have to be at least as thick as the studs with flanges at least 30 mm deep under OBC 9.24.2.3. So your wall actually holds up under daily kitchen and dining traffic.
Any opening wider than one stud space gets double studs at each jamb under OBC 9.24.2.4. Board fasteners have to penetrate at least 10 mm through the steel framing under OBC 9.24.3.5. So your finish trades find solid backing instead of a stud that spins under the screw.
Toronto's alteration plans ask for your existing and proposed uses, plumbing fixtures, reflected ceilings, wall assemblies, fire separations and framing above. So that is the package we build toward. You, as the permit holder, are responsible for requesting the required inspections, so we keep rated assemblies and above-ceiling service interfaces visible until that inspection happens.
Your kitchen-equipment and ventilation trades inherit the framed openings, clearances and support points we leave behind. Your plumbing trade inherits the wall depths, fixture centres and service routes we frame around. Sprinkler and fire-alarm trades inherit the ceiling and bulkhead geometry. Your millwork, tile and washable-finish trades inherit the backing, planes and substrate transitions. So the sequence only works if what we hand off is correct the first time.
Send your existing and proposed architectural plans with the occupancy analysis, plus seat count, occupant load, exits and barrier-free routes. Add your kitchen-equipment, hood, exhaust, plumbing and electrical plans, along with the wall, ceiling, shaft and fire-separation schedules, and the millwork, banquette, bar and equipment backing elevations. Tell us your access, phasing and closeout responsibilities, so nothing about who requests which inspection gets assumed.
