How the work moves from drawings to handoff

  1. Review. Confirm development approvals, building-permit packages, phasing and the Code path for each building type, so you get a buildable set with bearing lines and open questions marked.
  2. Verify. Establish a controlled drawing register linking blocks, lots, models, structural revisions and engineered packages, so you catch a dimensional conflict before it becomes a site delay.
  3. Set. Coordinate foundation releases, grading elevations, roads, material routes and crane or lift access before framing mobilizes, so your loads land on the supporting structure in the designed order.
  4. Frame. Frame each building's load paths, floors, walls, openings, bracing and roof system to its issued design, so your next layout starts from a stable control line.
  5. Coordinate. Coordinate attached boundaries, suite separations, shafts and service routes across repeated units, so you can correct openings, blocking and service zones while access is clear.
  6. Release. Track material packages and design changes by building so a revision does not migrate into unrelated phases, so you get visible, documented work ready for inspection and handoff.

The systems and conditions that change the work

A detached-house subdivision, townhouse block and multi-unit low-rise building create different framing repetition and fire-separation conditions. That means your engineer may need to settle the load path before material is ordered.

Part 9 applies only to buildings within its area, height and occupancy limits; a development can contain both Part 9 and Part 3 buildings. That means your quote carries the matching member layout, connector schedule and site handling.

Your municipality sets its own site-plan control threshold for multi-unit residential development. That threshold is not consistent across the GTA, which means you get the route supported by the drawings instead of a choice made from habit.

Your municipality's development engineering review covers infrastructure and residential drainage and performs subdivision-related inspections, which means your following trades inherit that system's spacing, openings and limits.

A plan of subdivision divides land into development parcels and can also identify roads, parks and other public lands; it is separate from the building permits that authorize structures. So the residential-development boundary is fixed before award. Development engineering can include municipal infrastructure, lot grading, drainage and inspections before subdivision assumption, which means your quote can name exclusions and owner-supplied items instead of hiding them.

Building count, type mix, unit count, storeys and release phases set base quantity and repetition, so measured residential-development quantities control the takeoff. Structural systems, transfer conditions, roof forms and engineered products change member and lifting scope, which means you can compare the selected member schedule rather than a generic allowance. Roads, site access, grading and material-staging areas change logistics by phase, so residential-development coordination is visible before approval.

Part 9 loadbearing studs use the applicable grade table and framing lumber is installed at no more than 19 percent moisture content. That means your installed member must match the grade or product shown in the design. Stud size and spacing depend on unsupported height and supported floor and roof loads, which means you can verify the material condition before it is enclosed.

Joists require at least 38 mm of end bearing unless the permitted ribbon-board support is used, which means your bearing and connection detail must preserve that capacity. Beam ends generally require at least 89 mm even, level bearing, which means you can trace the fastening requirement to the actual assembly.

Ontario identifies structural framing as a prescribed inspection stage and places booking responsibility on the permit holder. That means your sequence must reach that visible hold point before finishes. Division C distinguishes the framing notice for Part 9 buildings from other buildings, which means you can plan the following trade around the stated response.

Municipal development and lot-grading inspection can proceed separately from building inspection, which means your mechanical and electrical work may have to be complete before the framing review. Mechanical and enclosure trades inherit each building's framed openings, service zones and separation boundaries, which means you avoid reopening work the municipality needed to see.
