A non-loadbearing partition opening does not require a structural lintel for gravity loads. But it still needs framing to support finishes and the opening assembly. That means your engineer may need to settle the load path before material is ordered.
A prescriptive lumber lintel is selected from span tables using opening width, supported storeys, building width and snow-load conditions. That means your quote carries the matching member layout, connector schedule and site handling.
An engineered wood or steel beam uses its issued member and connection design rather than the prescriptive lumber lintel table. That means you get the route supported by the drawings instead of a choice made from habit.
Openings in braced-wall panels can change lateral resistance and require review beyond the lintel itself, which means your following trades inherit that system's spacing, openings and limits.
New openings in loadbearing walls are material structural alterations and require permit and design review where the Building Code Act and municipal rules apply. So the window-door-opening boundary is fixed before award. Rough-opening dimensions also have to match the selected window or door installation requirements and the approved air- and water-control details. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Opening width, wall type and supported load determine lintel, beam, post and bearing scope, so measured window-door-opening quantities control the takeoff. Engineered members, steel, hangers and connection hardware add procurement and installation, which means you can compare the selected member schedule rather than a generic allowance. Lintels must be supported on the required side studs or designed bearing and connected as detailed, which means you can trace the fastening requirement to the actual assembly.
Your municipality's drawing requirements distinguish existing from proposed construction, which means your sequence must reach that visible hold point before finishes. Your municipality generally requires dimensioned drawings showing material sizes, types and locations, with engineered beam specifications where applicable. That means you can plan the following trade around the stated response.
Ontario places inspection-request responsibility on the permit holder, which means your mechanical and electrical work may have to be complete before the framing review. Window and door installers inherit the framed width, height, sill, jamb and head geometry, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address.
