Pickering Building Services administers permit review and building inspections. A hard-copy colour set of approved drawings and the issued permit must be on site. Requested engineering reports or letters must also be available for inspection.
Pickering directs applicants to consult the assigned inspector before formally revising approved construction or materials, so the townhouse frame change returns to the inspector. Where site-plan approval applies, grading, servicing and road-widening conditions can be part of the release.
At the address, we verify unit control lines, party walls, openings and roof geometry. We also confirm the current municipal approval status and the route for repeated lumber packages, trusses and lifting access. That route is checked without assuming municipal road space is available.
The quote separates unit count, repetition, party walls, roof form, engineered members and staging, together with any road, grading, heritage or inspection condition triggered at this property. Street townhouses usually place dwelling units side-by-side, while stacked townhouses add horizontal unit separations and different load-transfer conditions. That means your engineer may need to settle the load path before material is ordered.
A residential party wall separating two dwelling units with no unit above another may use a 1 h fire separation instead of a firewall where all conditions of 9.10.11.2 are met. That means your quote carries the matching member layout, connector schedule and site handling.
That permitted party-wall separation must provide continuous protection from the top of the footings to the underside of the roof deck. That means you get the route supported by the drawings instead of a choice made from habit.
Space between the top of that wall and the roof deck must be tightly filled with mineral wool or another noncombustible material. That means your following trades inherit that system's spacing, openings and limits.
A party wall that stops short at the roof line can look complete from both units and still break the approved continuity above the ceiling. Finding it after services and board arrive means opening two homes, not one wall. We inspect the full roof termination before the first party-wall assembly is released as the block standard.
Loadbearing stud walls require Stud, Standard or No. 2 grade lumber; non-loadbearing walls may use Stud, Utility or No. 3, which means your installed member must match the grade or product shown in the design. Installed framing lumber must contain no more than 19 percent moisture, which means you can verify the material condition before it is enclosed.
Stud size and spacing change with wall height and supported floors, which means your bearing and connection detail must preserve that capacity. Studs must be continuous through a storey and may not be site-spliced, which means you can trace the fastening requirement to the actual assembly.
Ontario requires notice at substantial completion of Part 9 structural framing and HVAC rough-ins, which means your sequence must reach that visible hold point before finishes. A townhouse project outside Part 9 reaches the corresponding notice point for structural framing and HVAC equipment rough-ins. That means you can plan the following trade around the stated response.
Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and closed-office days. That means your mechanical and electrical work may have to be complete before the framing review. Party-wall or firewall work must remain accessible for the inspections identified by the municipality and approved inspection plan. That means you avoid reopening work the municipality needed to see.
Request the approved site plan, property lines, unit count, building classification and permit status, which means you give the estimator the current design basis. Request coordinated architectural, structural and fire-separation drawings with unit-specific revisions, which means your takeoff can include the scheduled members and openings.
