Markham accepts building-permit applications through ePLAN and treats incomplete drawings or unresolved approvals as incomplete work. A qualifying infill project can require Residential Infill Grading and Servicing clearance before the building permit. Construction materials, disposal containers and construction access in the road allowance can require a road permit.
Markham regulates material storage and construction access across the boulevard or sidewalk, so the structural repair stays private without a road permit. Exterior work in Thornhill, Markham Village, Buttonville or Unionville can require heritage approval.
At the address, we verify existing damage, bearing, member condition and repair connections. We also confirm how temporary support, replacement members and access will reach and move through the work area. The quote separates damage extent, investigation, temporary support, member design, connections and access. Any unresolved drawing, access or inspection condition is named instead of being priced as if it were settled.
Fire, water, impact, overloading, settlement, unapproved cuts and construction defects can produce different repair designs; the source of damage cannot be assumed. That means your engineer may need to settle the load path before material is ordered.
A local sister repair, full member replacement, designed splice, new bearing or added support are distinct options selected by the engineer. That means your quote carries the matching member layout, connector schedule and site handling.

Failure: pricing a repair before cause and extent are assessed. Prevention: use the engineer's report and exposure plan, which means you do not inherit that condition after it is concealed. Failure: removing damaged members before temporary support is designed. Prevention: follow the repair sequence, which means you can correct the load path or assembly while the work remains accessible.
Failure: sistering past visible damage while missing failed bearing or support below. Prevention: trace the full reaction path, which means your approved repair is documented before the next trade arrives. We stop a conflict involving fire, water, impact, overloading, settlement, unapproved cuts and construction defects because you need the designer's answer before an improvised fix becomes permanent.
New structural members and connections outside prescriptive Part 9 conditions require Part 4 design. That means your installed member must match the grade or product shown in the design. Loadbearing Part 9 studs use the listed grades and framing lumber is installed at no more than 19 percent moisture content. That means you can verify the material condition before it is enclosed.
Floor joists require at least 38 mm end bearing unless a permitted support condition applies, which means your bearing and connection detail must preserve that capacity. Beam ends generally require at least 89 mm of even, level bearing unless the design says otherwise. That means you can trace the fastening requirement to the actual assembly.
Toronto requires scaled, dimensioned, signed and dated drawings for fire-damage repairs, which means your sequence must reach that visible hold point before finishes. The Toronto guide requests existing and proposed floor, wall, roof, footing and foundation construction information, which means you can plan the following trade around the stated response.
Ontario places responsibility on the permit holder to request inspections, which means your mechanical and electrical work may have to be complete before the framing review. Finish trades inherit repaired planes, member deflection and documented movement conditions, which means you avoid reopening work the municipality needed to see.
Engineer's assessment, repair drawings, permit status and defined damage boundary, which means you give the estimator the current design basis. Existing plans, photographs, incident history and destructive-investigation results, which means your takeoff can include the scheduled members and openings. It depends on whether the scope is permit work. Additions and structural-wall alterations require a Markham building permit. A complete ePLAN submission is the start of review, not permission to build.

Only when the applicable municipal approval allows it. A road permit can be required for materials, bins or construction access crossing a boulevard or sidewalk.
