Built-up dimensional-lumber beams are available only within the applicable OBC span tables and assembly rules. That means your engineer may need to settle the load path before material is ordered.
LVL, LSL and PSL are engineered wood products whose sizes and capacities come from the approved structural and product documentation. That means your quote carries the matching member layout, connector schedule and site handling.
Steel beams use a separate design and require the specified bearing, posts, connections and corrosion protection. That means you get the route supported by the drawings instead of a choice made from habit.
A flush beam requires joists to frame into its side using approved hangers or connectors, which means your following trades inherit that system's spacing, openings and limits.
A beam is not complete at the member itself: posts, connectors, bearing and support beneath each reaction are part of the structural system. So the structural-beam-installation boundary is fixed before award. New structural beams and alterations require municipal permit and professional-design review where the Building Code Act and local permit rules apply. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Beam span and supported loads select the member and reactions, so measured structural-beam-installation quantities control the takeoff. Material type and member weight change handling, connection and lifting requirements, which means you can compare the selected member schedule rather than a generic allowance. Flush installation adds joist hangers and reframing compared with top-supported joists, so structural-beam-installation coordination is visible before approval.
A beam can be the correct size and still fail its job at the last 89 mm. Reduce the designed end bearing to clear a pipe or fit a pocket and the reaction is concentrated where the support was never approved to take it. We check both pockets and posts before fabrication commits the member.
Beam ends require at least 89 mm of even, level bearing unless an applicable span-table note or design provides otherwise. That means your installed member must match the grade or product shown in the design. Built-up beams use 38 mm members with joints located over supports or at permitted quarter points, which means you can verify the material condition before it is enclosed.
Built-up beam members are nailed or bolted together under the fastening requirements in 9.23.8.3, which means your bearing and connection detail must preserve that capacity. Structural lumber used for a prescriptive beam must carry an accepted grade mark, which means you can trace the fastening requirement to the actual assembly.
Ontario's Part 9 notice point includes substantially complete structural framing and HVAC rough-ins, which means your sequence must reach that visible hold point before finishes. A non-Part 9 project reaches the corresponding notice point for structural framing and HVAC equipment rough-in, which means you can plan the following trade around the stated response.
Ontario prescribes an inspection response within 2 days after notice, excluding weekends, holidays and office closures. That means your mechanical and electrical work may have to be complete before the framing review. Structural information prepared by an engineer is identified in your municipality's permit guidance with professional-responsibility documentation, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle built-up dimensional-lumber beams before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Request issued structural drawings, beam schedule, reactions, post schedule, connections and revisions, which means you give the estimator the current design basis. Request site measurements, photographs and existing support information above and below the beam, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
