Sawn-lumber joists and rafters use the Part 9 span tables only after species, grade, depth, spacing, loading and support condition are identified. That means your engineer may need to settle the load path before material is ordered.
Ontario recognizes I-joists, metal-web wood joists and plated wood trusses as lightweight pre-engineered systems, which means your quote carries the matching member layout, connector schedule and site handling.
Engineered and prefabricated wood systems can include wall panels, floor panels and roof trusses. But project layouts and product instructions control their installation, which means you get the route supported by the drawings instead of a choice made from habit.
Site-framed rafters are a distinct roof system from trusses and must fit the relevant span, ridge, valley, hip, collar-tie and support provisions. That means your following trades inherit that system's spacing, openings and limits.
Section 9.23's prescriptive route covers repetitive lumber or engineered members no more than 600 mm on centre, spans no more than 12.20 m and floor live loads no more than 2.4 kPa; work outside those conditions requires Part 4 design. So the rough boundary is fixed before award.
Rough framing is not complete for inspection merely because walls stand: structural framing, HVAC rough-ins and required fire blocking must reach the municipality's stated hold point. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Framed floor, wall and roof area changes the number of OBC-governed members, panels and connections installed, so measured rough quantities control the takeoff. Species, grade, depth, spacing and loading change the allowable member schedules, which means you can compare the selected member schedule rather than a generic allowance. Engineered-member share changes layouts, connectors and product-specific restrictions, so rough coordination is visible before approval.
The first floor deck can be square to itself and still be wrong to the foundation. Copy that offset upward and the roof, openings and cladding inherit it on every level. We check the foundation and bearing controls before the first deck becomes the reference for the rest of the build.
Loadbearing studs require Stud, Standard or No. 2 grade; non-loadbearing studs may use Stud, Utility or No. 3, which means your installed member must match the grade or product shown in the design. Installed framing lumber may contain no more than 19 percent moisture, which means you can verify the material condition before it is enclosed.
Floor joists require at least 38 mm of end bearing unless supported on ribbon boards, which means your bearing and connection detail must preserve that capacity. Beam ends require at least 89 mm of even, level bearing unless a span-table note permits otherwise. That means you can trace the fastening requirement to the actual assembly.
Ontario requires notice when Part 9 structural framing and heating and air-conditioning ductwork and piping are substantially complete. That means your sequence must reach that visible hold point before finishes. The prescribed inspection response is 2 days after notice, excluding weekends, holidays and closed-office days, which means you can plan the following trade around the stated response.
Many municipalities require plumbing, electrical and HVAC rough-ins to pass before the framing inspection is booked. That means your mechanical and electrical work may have to be complete before the framing review. Your municipality checks structure and openings against the drawings, fire blocking, ceiling heights, rooms and windows while framing is uncovered. That means you avoid reopening work it needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle sawn-lumber joists and rafters before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Request complete architectural and structural sets, including current revisions, opening schedules and design notes, which means you give the estimator the current design basis. Request floor layouts, beam and post schedules, roof or truss layouts and engineered-product details, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.
Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It holds the schedule when current drawings, material releases and access are settled before mobilisation. We do not disguise missing design information as a firm start.
Revision drift and a missed bearing control create the longest delays because the error repeats through later floors. We lock both before production framing begins.
Following trades inherit verified elevations, plumb wall lines and scheduled openings rather than a frame that needs correction before they can start.
Timberr owns documenting the conflict, protecting the affected work and getting it to the responsible designer or consultant. We do not hide an unapproved field change inside the handoff.
Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
Custom homes, additions, renovations, and multiplexes, framed on site for builders, homeowners, contractors, and property teams.
Send the current drawings, property address, permit status and target start. We will check the package around sawn-lumber joists and rafters, so you can resolve a missing structural, access or coordination decision before it becomes a site delay.
