Part 3 commercial or industrial mezzanines and Part 9 residential mezzanines use different storey, egress and construction provisions. That means your engineer may need to settle the load path before material is ordered.
An open mezzanine within the area limit differs from an enclosed mezzanine or a superimposed mezzanine level. That means your quote carries the matching member layout, connector schedule and site handling.
A storage mezzanine requires loads based on stored material and handling use, not an assumed residential floor load. That means you get the route supported by the drawings instead of a choice made from habit.
A maintenance platform can fall under a specific exception only where its use and construction satisfy that provision. That means your following trades inherit that system's spacing, openings and limits.
Mezzanine framing can include foundations or base plates, posts, beams, joists, decking, stairs, guards and connections to an existing building, so the mezzanine boundary is fixed before award. A mezzanine is not automatically exempt from storey calculations; area, openness, superimposition and use determine the result. That means your quote can name exclusions and owner-supplied items instead of hiding them.
Area, design load, clear span, column spacing and lateral system control material quantities, so measured mezzanine quantities control the takeoff. New foundations, slab verification and anchors add investigation and concrete interfaces, which means you can compare the selected member schedule rather than a generic allowance. Fire protection, sprinklers, egress, stairs, guards and accessibility add coordinated scope, so mezzanine coordination is visible before approval.
A mezzanine column placed on an existing slab can look conservative while delivering a concentrated reaction the slab was never designed to carry. The problem stays invisible until cracking or review exposes it. We confirm slab capacity and any required foundation before the column grid is released.
Under Part 3, qualifying open mezzanines not counted as a storey are limited to 40 percent of the open area of the room in which they are located. That means your installed member must match the grade or product shown in the design. The Part 3 open-mezzanine condition generally does not permit partitions or subdividing walls higher than 1,070 mm, subject to stated exceptions. That means you can verify the material condition before it is enclosed.
A mezzanine that does not meet the open condition can remain outside the storey count only within the 10 percent provisions for floor and suite area. That means your bearing and connection detail must preserve that capacity. A partly or wholly superimposed mezzanine level above the first is generally counted as a storey, which means you can trace the fastening requirement to the actual assembly.
Scaled and dimensioned construction and life-safety drawings are generally required for non-residential interior alterations, which means your sequence must reach that visible hold point before finishes. The permit holder is responsible for requesting municipal inspections, which means you can plan the following trade around the stated response.
Sprinkler and fire-alarm trades inherit new obstructions, ceiling levels and occupant-load conditions, which means your mechanical and electrical work may have to be complete before the framing review. Stair and guard trades inherit opening dimensions, support loads and edge geometry, which means you avoid reopening work the municipality needed to see.
Ontario sets the building rules while the municipality administers the permit and inspection for the address. That means your approved set must settle part 3 commercial or industrial mezzanines and part 9 residential mezzanines before work is covered. Your site decides the delivery, storage and lifting route for that system. So you get a different sequence for a clear subdivision lot, a tight infill lane or an occupied commercial unit.
Code analysis, occupancy, use, occupant load and storey determination, which means you give the estimator the current design basis. Structural plans, loads, reactions, connections and foundation details, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.

Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
It stays buildable when the Code analysis and structural design agree on area, use and support. Calling a platform a mezzanine does not keep it outside the storey count.
An unverified slab reaction or a changed storey classification stops the job fastest. We resolve both before fabrication.
