We needed metal stud framing for our office, and Timberr Framing delivered. Their team was professional, skilled, and got the job done quickly without sacrificing quality.
Oshawa Building Services issues and inspects local building permits. Scaled plans must show materials, sizes, spans and dimensions. A site plan or survey shows property lines, driveways and existing plus proposed buildings for most projects.
Oshawa can require roadway restoration when work affects curbs, sidewalks or paved boulevards, so the metal-stud package records affected road edges.
At the address, we verify partition lines, openings, head details and backing. We also confirm the current municipal approval status and the route for studs, track, board interfaces and occupied-site access. That route is checked without assuming municipal road space is available.
The quote separates wall length, height, gauge, spacing, openings, ratings, backing and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.
A Part 9 non-loadbearing partition can use the prescriptive stud tables only within their stated wall-height, spacing, finish and material assumptions. That means your engineer may need to settle the load path before material is ordered.
Loadbearing cold-formed steel framing is not a heavier version of the Part 9 partition table; it requires Part 4 design. That means your quote carries the matching member layout, connector schedule and site handling.
Exterior non-loadbearing steel studs have a separate size, thickness, spacing and maximum-length table from interior partitions. That means you get the route supported by the drawings instead of a choice made from habit.
A fire-rated partition is governed by its complete assembly, including head clearance, board layers, fasteners, openings and penetrations, rather than stud depth alone. That means your following trades inherit that system's spacing, openings and limits.
A fire-rated partition can be built straight and still be wrong if its studs are fixed tightly at a head detail designed to accommodate movement. The ceiling moves, the wall cannot, and the approved assembly has been changed where nobody sees it. We verify the head condition before the first track is installed.
Steel studs and runners within OBC Section 9.24 must conform to the product standard named in Article 9.24.1.2. That means your installed member must match the grade or product shown in the design. The metal thickness stated in Section 9.24 is minimum base-steel thickness and excludes coatings, which means you can verify the material condition before it is enclosed.
Non-loadbearing interior studs covered by the prescriptive provision require a base-steel thickness of at least 0.46 mm unless the opening rules require more. That means your bearing and connection detail must preserve that capacity. Interior and exterior runners must be at least as thick as their corresponding studs and must have flanges at least 30 mm deep. That means you can trace the fastening requirement to the actual assembly.
Permit applications for non-residential alterations require scaled, dimensioned, signed and dated drawings. Professional general-review commitments can be required where the Code calls for professional design and field review. That means your sequence must reach that visible hold point before finishes. The permit holder is responsible for contacting the municipality when the work reaches a prescribed inspection stage such as structural framing. That means you can plan the following trade around the stated response.
Board installers inherit stud alignment, spacing, supported corners and edges, screw substrate and the required rated-assembly geometry. That means your mechanical and electrical work may have to be complete before the framing review. Door and glazing installers inherit the opening width, height, jamb build-up and header condition established by the framing. That means you avoid reopening work the municipality needed to see.
Floor plans, reflected-ceiling plans, wall-type schedule and full-height details, which means you give the estimator the current design basis. Occupancy, permit scope, fire-resistance and acoustic requirements for every wall type, which means your takeoff can include the scheduled members and openings. Add the address, permit status and target start window, so you can separate what is ready to price from what still needs a decision.
Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.
Clean framing, tight sequencing, and a tidy site, coordinated with concrete, drainage, openings, and surrounding trades, and completed to code where site work is in scope.
Yes, when the drawings, site access and schedule support the project. Timberr takes on suitable Oshawa work from its GTA and York Region service base, with mobilisation tied to the booked address.
It depends on whether the proposed scope is permit work. Oshawa requires a permit for new buildings, additions, alterations and finished basements.
The issued permit package and the work assigned to that inspection stage must be ready. Present the work against Oshawa-approved plans and specifications at the required inspection stage.
Unresolved access approval or an incomplete material route can delay mobilisation. Roadway restoration and site-alteration requirements can apply when trucks, grading or construction affect the boulevard or curb. The quote also needs wall length, height, gauge, spacing, openings, ratings, backing and access.
Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
