Our Process

How our commercial framing process works

  1. Request the quote. Send Timberr the current architectural and structural set, the address, the intended start window, and photos of retained construction. Call (416) 236-6674 when the drawings need explanation before upload.
  2. Review drawings and site. The review checks the permit set, reflected ceiling plans, rated assemblies, tenant criteria, loading information, and active-site restrictions. Timberr confirms scope, exclusions, access, temporary works, the lumber package, and interfaces with metal stud framing.
  3. Issue a detailed price and schedule. The quote identifies structural and non-structural framing, openings, backing, rated partitions, phasing, lifts, and material handling. eorgetown, assumptions, material responsibilities, equipment, readiness conditions, and the proposed crew window are written rather than left for site interpretation.
  4. Coordinate the build. One Timberr contact aligns the GC schedule, landlord requirements, mechanical and electrical rough-ins, deliveries, and inspection hold points. The sequence accounts for delivery dates, preceding work, other trades, engineer reviews, and inspection hold points.
  5. Execute the framing. The accountable crew completes walls, openings, headers, bulkheads, backing, and roof or floor infill in the approved work zones. It checks layout and temporary stability while the adjoining office framing interface remains buildable.
  6. Prepare for inspection. Timberr checks assembly continuity, stud gauge or lumber size, fastening, fire stopping interfaces, and accessibility dimensions before the stage is presented under the Ontario Building Code eorgetown. Approved drawings and engineered details remain available, and work that must be seen is not covered early.
  7. Hand over cleanly. The closeout provides documented wall locations, clear access, protected occupied areas, and framing ready for services and board. Timberr removes offcuts, resolves in-scope deficiencies, and gives the GC or owner a clear area for the next scheduled trade.

Commercial Framing in Georgetown

Understanding commercial framing

What changes the site plan in Georgetown

What changes the site plan in Georgetown

Georgetown addresses use Halton Hills Building Services. Detailed scaled drawings are required for the permit application. Municipal road-space use follows a separate Halton Hills road-occupancy application.

Halton Hills requires footing, backfill and applicable rough-ins to pass before framing inspection, so the commercial frame follows prerequisite inspections.

What belongs in the Georgetown site scope

What belongs in the Georgetown site scope

At the address, we verify occupancy requirements, wall lines, openings and service zones. We also confirm the current municipal approval status and the route for steel or wood framing, lifts and delivery access. That route is checked without assuming municipal road space is available.

The quote separates occupancy, wall types, heights, ratings, openings, services, phasing and access, together with any road, grading, heritage or inspection condition triggered at this property. Timberr schedules the project from the GTA or York Region after those inputs are settled. Unresolved design and access conditions remain named rather than hidden inside the framing allowance.

The occupancy paths and construction types that change the work

The occupancy paths and construction types that change the work

Group D business and personal-services space, Group E mercantile space and Group F industrial space are distinct major occupancy classifications under OBC Division A 1.4.1.2. An assembly use such as many restaurants can introduce Group A requirements under OBC 3.1.2.6 and 3.1.2.7 on top of whichever base occupancy you thought you were building. So we confirm the occupancy before we frame a single partition.

A small commercial building only qualifies for Part 9's prescriptive tables when it meets every condition in OBC Division A 1.3.3.3 at once, capped at three storeys in building height and 600 square metres in building area. So a fourth storey or a bigger footprint can push the whole job into Part 4 engineered design.

A Part 3 building can be framed in combustible, noncombustible or encapsulated mass-timber construction under OBC 3.1.4, 3.1.5, 3.1.6 and 3.2.2, depending on occupancy, building area, height, sprinkler protection and fire-resistance provisions. So the same floor plan can be built in three different structural materials depending on what your sprinkler and fire-resistance requirements allow.

Existing-building alterations can invoke Part 11 under OBC Division A 1.3.3.3B once the building has stood for at least five years. But the work still has to address your specific alteration and the applicable life-safety conditions under 1.3.3.3C, not just the building's age. So an older shell does not automatically buy you an easier path.

A non-loadbearing sheet-steel partition inside Part 9 follows Section 9.24, while loadbearing cold-formed steel needs full Part 4 design under OBC 4.3. Wood framing is permitted in Ontario for more than houses since its allowable form and height are set by OBC 3.1.4, 3.1.6 and 3.2.2 rather than by the word commercial. So your material choice comes from the drawings, not from habit.

The mistake we want found before the work begins

The mistake we want found before the work begins

Calling a shared wall a firewall does not make it one. A firewall carries collapse, continuity and construction requirements that an ordinary demising assembly does not, and the substitution may be invisible until review stops the job. We build the exact wall classification and termination shown in the permit set.

Plans, sequencing, and site decisions

Member and fastening decisions that affect the result

Member and fastening decisions that affect the result

Structural members and connections outside the prescriptive Part 9 scope require engineering design under Part 4 and the referenced material standards. Cold-formed steel structural members specifically have to conform to the design standard referenced by OBC 4.3.4.2. So a steel stud gauge gets chosen against that standard, not against habit.

Part 9 non-loadbearing sheet-steel studs carry separate provisions for interior walls, exterior walls, fire-separation openings and installation under OBC 9.24.2 and 9.24.3. So the same-looking stud gets installed differently depending on which wall it sits in.

Fire-resistance belongs to the complete assembly, its continuity, closures and penetrations under OBC 3.1.8 and 3.1.9, not to an isolated stud, board or beam, which is why a rated wall lives or dies on the whole detail rather than one component. A firewall carries its own collapse, rating and continuity requirements under OBC 3.1.10. Any structural framing tied into one has to be designed under OBC 3.1.10.1 so a collapse of the lower-rated framing around it never compromises the firewall itself.

The hold point and the trades waiting after it

The hold point and the trades waiting after it

Toronto's non-residential alteration guide requires drawings that are standardized, scaled, dimensioned, signed and dated. It requires commitment-to-general-review documentation wherever professional design and field review are required by the Ontario Building Code. So that paperwork has to exist before framing starts, not after. Ontario names structural framing as its own inspection stage, and the permit holder is the one who contacts the municipal building department to book it. So that call is on our list, not an afterthought.

Mechanical, electrical, sprinkler and fire-alarm trades inherit the shafts, ceiling spaces, equipment clearances and fire-separation openings we frame under OBC 3.1.8, 3.1.9 and 3.6. Door, glazing, millwork and finish trades inherit the opening sizes, backing and wall tolerances we leave behind under OBC 9.24.3.4 and 9.24.3.5. Concealing a conflict before the municipal inspection or the consultant's review turns a simple drawing question into removal and reinstatement work, so we keep it open instead.

What to send for a useful commercial framing quote

What to send for a useful commercial framing quote

Send your current architectural, structural, life-safety and reflected-ceiling drawings with their revision dates, plus the major occupancy, building area, building height, construction type and applicable Part of the Ontario Building Code. Add wall-type, fire-resistance, opening and equipment-support schedules under OBC 3.1.8, 3.1.9 and 9.24. Tell us your permit status, inspection stages and who controls issued revisions. So the estimate is built on the same set the inspector will check.

Comparing framing quotes?

Ours names what we frame, what another trade supplies, and what has to be settled before we mobilise. Compare the scope, not two totals built on different assumptions.

FAQ

Commercial Framing FAQ

Will Timberr take on commercial framing in Georgetown?

Yes, when the drawings, site access and schedule support the project. Timberr takes on suitable Georgetown work from its GTA and York Region service base, with mobilisation tied to the booked address.

Does this work need a building permit from Georgetown?

It depends on whether the proposed scope is permit work. Halton Hills Building Services administers permits for Georgetown addresses, not Halton Region.

What must be ready for the municipal inspection?

The issued permit package and the work assigned to that inspection stage must be ready. Request every inspection listed on the permit; footing, backfill and applicable rough-ins precede framing inspection.

What can delay the crew start in Georgetown?

Unresolved access approval or an incomplete material route can delay mobilisation. A separate road-occupancy application applies when construction uses municipal road space. The quote also needs occupancy, wall types, heights, ratings, openings, services, phasing and access.

Not sure the drawings are ready?

Most are not, and that is fine. Send what you have and we will tell you what is missing before it costs you a week on site.
